Custom and semi-custom homes have a struck a chord in the Manatee-Sarasota real estate market with two developers focused on these residential types—Neal Signature Homes and Heritage Builders—experiencing robust sales in 2015.

For this year’s first half, the Lakewood Ranch-based Neal Signature Homes already sold 62 new residences, more than 50% over the 40 residences it sold during the same period in 2014. For the whole of 2015, this homebuilder expects to sell from 80 to 90 new builds. This significant pick-up in demand can be attributed to the homebuilder’s retooled designs of customized homes with a high level of personalized features tailor-fit to the specific needs of prospective buyers of Manatee-Sarasota homes for sale.

Launched just a year ago in summer 2014, the Neal Signature Homes brand was likewise able to immediately establish its niche in the market with the great locations of the new communities it is developing. Two Oaks communities

Meanwhile in Venice, Heritage Builders is also receiving excellent market feedback for its custom-built homes. This homebuilder’s 55-home Grand Oaks new community in East Venice Avenue, which was opened in 2014, only has about a third of its residences unsold moving to the second half of 2015.

The superiority of Heritage Builder’s designs that won the nod of buyers of Manatee-Sarasota homes for sale has been reaffirmed twice over in the annual Parade of Homes (POH) in the two counties. Heritage Builder’s entry for 2014 and 2015, the Sabal model, was adjudged overall winner in its category in those two editions of the POH.

With the warm market reception Heritage Builders got in Grand Oaks, the company is set to open by fall 2015 a fresh home model choice at the Ashton Oaks, a new community at 5005 McIntosh Road. This 9.64-acre property is being developed for just 20 customizable single-family homes.

Attractive pricing

Planned home builds in this community will have floor areas ranging from 2,600 up to more than 3,300 square feet.
