Downtown Condo Derby Goes Boutique


 

SARASOTA, FLORIDA, December 21st, 2015 – It looks certain that 2016 shall be a year of new boutique condominiums in downtown Sarasota, with several projects for small but very upscale condo communities either under construction or already pipelined for permitting. Notably, the award-winning architectural firm DSDG rendered the design of most of these condominiums which have luxury, sophistication and low-density as their shared theme.

The latest of DSDG’s boutique condo renderings, unveiled sometime this mid-December, is for the Azure on Palm planned atop a parking garage on 711 South Palm Avenue. This new project is programmed as a five-story luxury condominium development. Only 16 units are planned for the property with their floor plans at approximately 2,900 square feet and price points from $1.3 million to $1.8 million.

Nearby at the corner of South Palm and Gulf Stream Avenues, pre-construction selling is already well underway at the 18-story Echelon on Palm which has further enriched the choices from among luxury Sarasota condos for sale. Set for 17 units, it is the epitome of a luxurious high-rise living with 15 of its condos each exclusively occupying an entire floor at 4,155 square feet. Other options in this development include a 3,079-square-foot, half-floor condo and a two-level townhouse with a floor area of 4,381 square feet. Prices of Echelon condos for sale range between $2 million and $4 million.

Another low-density boutique condo, South Palm Residences, likewise started preselling activities around mid-2015. It is planned as a four-story building, also designed by DSDG, with only 15 unitshaving floor areas ranging from 2, 540 square feet to 2,771 square feet and featuring three or four bedrooms. These units, located at 711 South Palm Avenue, are priced from $1.5 million up to $1.9 million.

Burns Square hotspot

The historic Burns Square Districthas emerged too as a hotspot for boutique Sarasota condos for sale. After completing its luxury condominium One88 at the Golden Gate Point Peninsula this December, the Toronto-based developer Vandyk Group is ramping up its contemporary urban community Orange Club in Burns Square. Another DSDG design, this condominium at 635 South Orange Avenue is planned for just 15 units and nine townhomes. The condos come in floor plans of 1,195 square feet up to 1,559 square feet and are priced starting from the mid-$500s. The townhouses, on the other hand, go at starting prices in the low $900s, andall feature 2,300 square feet of floor area plus a 600-square-foot private rooftop living space.

Boutique-style real estate developer MK Equity of Chicago has likewise chosen Burns Court of the downtown district as site for its 10-story Sansara condominium. Located at 300 South Pineapple, this property is planned for 17 residential condos with floor plans of between 2,000 and 4,600 square feet and tag prices from $1.2 million up to about $1.9 million.

All told, there are about 16 condobuilding projects in the downtown area which is estimated to add over 1,300 multi-family units to the stock of Sarasota condos for sale. The boutique-style condos amongst them are a perfect fit for downtown Sarasota as their low-density feature and chic urban theme jibes well with the small-town ambience of the city.
