Total home starts at West Villages, which is being developed jointly by Canada-based homebuilder Mattamy Homes and Vanguard Land Co., exceeded 750 residences during a one-year period ending in the 2016 second quarter. This estimate from the real estate research firm MetroStudy beats the 611 housing starts it recorded in Lakewood Ranch and the 262 in Palmer Ranch for the same period.

For the same time span, the research company put at 1,492 units the aggregate housing starts in the Sarasota and Bradenton area. MetroStudy attributed this impressive house building activity, which was not seen in the region since the 2006 third quarter, to a robust job growth, sustained rise in retiree demand, and low interest rates.

Robust Monthly Sales

DiVosta Homes, a builder at West Villages, reported having sold 50 homes in July‒August at Island Walk. Several residences under construction in this neighborhood recently listed amongst Sarasota homes for sale are priced in the upper $200s, featuring floor plans of 1,433 square feet designed with two bedrooms and two baths.

The revitalized Sarasota National golf community is likewise apace with the vibrant market in West Villages. As per one realtor’s recent report, deals on 20 to 25 homes a month are being closed here, and construction is being started on just as many.

These newly available, maintenance-included units are priced in the low $200s and feature three bedrooms and two baths within floor plans of 1,383 square feet.

A brisk market pace is likewise being experienced at Venice East where some 30 residences were sold since the start of 2016. Located off north of the Tamiami Trail just opposite Sarasota National, this community has several newly available resale houses priced in the high $100s up to the $200s. These new listings have floor areas ranging from 1,200 square feet up to about 1,800 square feet with two to three bedrooms, buying options contributing to South County’s rising stock of Sarasota homes for sale.
