Home Market Upbeat in High-End Casey Key

SARASOTA, FLORIDA, August 26th, 2016 – The barrier island of Casey Key, though home to just about 500 residents, shares much of the current upbeat mood of the Sarasota residential property market’s luxury segment.

Records from the MLS of Sarasota homes for sale show that deals on nine Casey Key properties have been sealed since the start of 2016, while some 17 new listings were added during the same time period. Most of the resent sales in this eight-mile long island off Nokomis and Osprey are multimillion deals, including a pair of transactions closed in late July and early August at around the $5 million‒$6 million range.

New Construction in the Mix

Home Market Upbeat in High-End Casey Key

Modus Custom Residences is one industry player eagerly riding on the buoyant market for luxury Sarasota homes for sale in Casey Key. This Longboat Key-based developer-builder is currently offering a spec build and a pre-construction home in the island, in addition to its several other luxury residential construction projects elsewhere in Sarasota.

Sometime in June 2016, Modus’s spec home was sales-listed with a price tag price of close to $4.3 million. This new construction features four bedrooms within a floor area of nearly 5,000 square feet. Like many of its neighbors, this gulf-front residence comes in the British West Indies style well-suited to its splendid tropical Florida setting.

The luxury builder’s other entry in the listing of Casey Key homes for sale is a six-bedroom, coastal contemporary residence in a covered gulf-to-bay location. This preconstruction estate home model is designed with a floor area of 7,744 square feet and offered at $8.25 million.

The builder confidence behind these projects is well-placed, as Casey Key has a lofty reputation in the luxury home market. Illustrating its high pedigree, the island has some well-known celebrities amongst its homeowners, including Stephen King and Rosie O’Donnell.

Casey Key flaunts narrow stretch extending north from Siesta Key to Venice Island towards south. Designated by the Florida State Legislature in the early 1970s as a conservation district, the Casey Key area consists almost entirely of single family homes. There are no high rises and traffic lights in the island, contributing to the island’s laid-back charm.

Island residents not only have easy access to many water-based recreational delights such as fishing and boating. Trips to amenities in Sarasota and Venice are convenient, as Casey Key is connected to the mainland by two bridges.

Weaving the Casey Key Magic

So strong is Casey Key’s market franchise that two nearby developments in the mainland are tied to the reputation of the island. One of these new communities is Palms at Casey Key, a 31-home neighborhood being developed by CalAtlantic Homes off Old Venice Road in Osprey. Currently, two move-in ready models in this neighborhood are listed amongst Sarasota homes for sale with tag prices in the $300s. These new builds have floor areas of about 2,000 square feet designed with either three or four bedrooms.

National homebuilder Taylor Morrison is likewise weaving the island’s magic into its Bellacina by Casey Key project in Nokomis. Located a short distance east of U.S. 41, this new development features maintenance-included homes in a 165-acre site southwest of Mission Valley Country Club. Prices of sales listings in this community are quoted in the $300s and $400s, featuring floor plans of between 1,600 and 2,300 square feet, featuring two to three bedrooms.
