Home Sales Rising in North Manatee and Here’s Why


 

SARASOTA, FLORIDA, April 30th, 2016 – Sales activity has significantly picked up at the residential neighborhoods of Copperstone and Harrison Ranch in Parrish, with recent deals in these communities closed after only a few weeks of the properties’ listing in the market. These brisk sales are apparently being driven by a pair of developments brewing along the Erie Road corridor of their north Manatee locality.

One of these market drivers is a plan of the Manatee County School District to set up a new high school in this area. For its site, the school district announced in April 2016 that it has made an offer to buy 48 acres at 11601 Erie Road just east across the Copperstone community and now used for commercial greenhouses. In nearby Martha Road, the district has already acquired 50 acres as a reserved site for elementary and middle schools.

The proliferation of new communities in northeast Manatee County prompted the district’s plan for a new high school. North of the Manatee River, the only high school is Palmetto High School which is already at capacity. The district currently has a total of just six high schools, including Lakewood Ranch High and Braden River High, which are either full or at overcapacity. Over the last several years, it was noted that student population has been rising by 1,000 students annually.

South of the planned Parrish high school, a commercial complex called Creekside Commons anchored on a Walmart Supercenter, is now on the drawing boards and looms as another potential game-changer in this Parrish area. Its developer, Benderson Development has already filed building permits for this new shopping hub at the intersection of Erie Road and U.S. Highway 301 near the subdivision of Parrish Lakes.

The project’s blueprint shows that Benderson plans to start construction of six buildings with 285,000 square feet total space within a 38-acre section of the property. Walmart’s is the largest of those buildings, with over 182,000 square feet of space. Project cost was placed at $10.25 million.

An existing CVS Pharmacy with 15,000-square feet is part of the 50-acre Creekside Commons development. Once completed its Walmart Supercenter will offer local residents an alternative to the Publix supermarket at the 83,000-square-foot Parkwood Square directly across at U.S. 301.

Attractive Home Prices

Nearby at the community of Parrish Lakes, recent home sales have also been brisk. In March 2016, a three-bedroom, 2,000-square-foot residence with a tag price slightly under the $300s was sold here just after three days of its listing amongst Sarasota homes for sale.

Available residential properties are as attractive at Harrison Ranch where four-bedroom homes with floor plans of around 3,000 square feet can be sales-listed with price tags also in the $300s.

Even larger choices in five-bedroom homes can be found at Copperstone where such spacious residences are also offered in the $300s range. The home inventory in this gated community also includes new builds competitively priced in the $200s, featuring three to four bedrooms within floor areas approaching 2,000 square feet.
