Lakewood Ranch Sustains North Expansion


 

SARASOTA, FLORIDA, December 19th, 2016 – Lakewood Ranch continues to add even more rooftops, as sales move forward on two new communities at its northern edge while a separate project nearby was approved recently.

Early this December, the Manatee County Commission approved Lorraine Corners Northeast, a development for either a maximum of 220 housing units, 573,550 square feet maximum for office and commercial spaces, or a combination of both. It site of close to 68 acres is located on the northeast corner of State Road 70 and Lorraine Road, west of the Premier Sports Campus.

This location was earlier reported as being considered as a site for a Publix-anchored shopping center, with four outparcels for two commercial multi-tenant buildings, a fast-food restaurant, and a bank. Already established opposite west of this area is the 17,820-square-foot Lorraine Corners nearly filled with tenant retailers. Other businesses in this area include an adjacent Chevron gas station and a Wallgreens across SR 70.

Mallory Park is one of the new residential developments that recently went on stream near this locality and generating tailwinds for these planned and existing Lorraine Corners ventures. This community is located east of Lakewood Ranch Blvd and northwest of Lorraine Road.

Also adjacent to the BD Gullet Elementary School, Mallory Park is planned for about 400 homes by DiVosta, a unit of the third largest U.S. builder, Atlanta-based Pulte Group. During the second half of 2016, six residences under construction in this community have been listed in the MLS of Lakewood Ranch homes for sale at prices in the $300s‒$500s range. These listings feature choices on two to four bedrooms within floor areas between 1,860 and 3,060 square feet.

Mallory Park, a gated community, offers a maintenance-included lifestyle within a coastal- inspired neighborhood setting. Its amenities include a zero-entry resort-type pool, clubhouse, fitness center, fire pit, and playground.

DelWebb for Age 55+ Residents

Besides Mallory Park, the Pulte Group also has a stake in another community near Lorraine Road. Its unit Del Webb is developing a community for age 55+ residents in a 643-acre site a few miles east of the Lorraine Corners properties.

Called DelWebb at Lakewood Ranch, this development south of State Road 70 is planned for 1,500 residences consisting of single-family homes and low-maintenance attached villas. Sales in this community have been quite brisk, with about a dozen homes sold since the start of 2016.

Home pricing in this community starts around the $200s for residences with floor plans of about 1,400‒1,500 square feet designed with two to three bedrooms. The price point rises to the $500s for three-bedroom residences with floor areas of approximately 2,500 square feet.

The active adult lifestyle is the central theme in the development of Del Webb Lakewood Ranch. The heart of the activities in this community revolves around a clubhouse, sports courts, and a 21,000-square-foot recreation center. Its facilities include a world-class fitness facility and a group fitness studio. The community has also engaged the services of a lifestyle director to organize residents’ clubs and special interest classes.
