Neal Communities Expanding Venice Footprint


 

Neal Communities is set to start permitting for The Woods at Venice, a new community located in a 151-acre site off Border and Jackson Roads near the Myakka River. This after the Venice City Council finally approved in late June 2015 a rezoning of this largely rural area a short distance southeast of the Venetian Golf & River Club. This approval came less than six months after the Southwest Florida regional homebuilder opened its Windwood gated community in North Venice in February 2015.

The newly approved project will be bigger than Windwood, a family-oriented community programmed for just 90 homes within 46.3 acres, 53% of which is reserved for open space including wetlands and lakes. The Woods at Venice, on the other hand, is planned for 263 residences designed with floor areas from 2,200 to 3,000 square feet.

Neal Communities Expanding Venice Footprint

As of early July 2015, price points are yet to be announced for The Woods, but quotes from Neal’s Windwood website could provide some indications. One of the five home models available in Windwood, the Tribute, has starting price at the upper $200s and features three bedrooms and two baths and a half within its floor area of 2,390 square feet.

Venice homes for sale from Neal priced at the high $200s range are also available at The Palms located in the southern junction of River and Center Roads in northeast Venice. Neal’s largest development so far in the region, this sprawling community of 1,005 acres is planned for 1,999 residences. Like at Windwood, Neal also offers at The Palms five of its housing series with varying floor plans ranging from 1,079 to 2,914 square feet.

Sawgrass golf community

Sawgrass, developed around one of the links of Waterford Golf Club, is yet another Neal community in Venice. The Lakewood Ranch-based homebuilder took over the development of this 311-acre property’s final phase in 2007, constructing about a hundred homes. The current MLS of Sarasota homes for sale lists Sawgrass residences priced from the high $300s up to the $500s for houses having floor areas ranging from 2,300 to about 2,800 square feet.

At nearby Englewood in South Sarasota County, Neal Communities also has a strong presence in the well-established Boca Royale Golf and Country Club. The homebuilder’s trademark is in as many as 500 new homes in this private gated community whose older residences date back to the 1970s. Neal’s Boca Royale homes range from two- to four-bedroom residences with floor areas ranging from 1,400 up to about 3,300 square feet. Their price points start at the $200s and top at the $500s.

Landing in Hillsborough

As of mid-2015, Neal’s portfolio consists of more than 70 developments across Southwest Florida. It has built over 10,000 homes in Sarasota, Manatee, Collier and Lee counties.

Early in July 2015, this prolific homebuilder further expanded its reach and broke ground for the first time in the Tampa Bay home market, opening a new model at The Reserve at South Fork, Hillsborough County. Neal, elevated by Builder magazine recently to the 47th spot among America’s best builders, said it is set entering into a total of four Hillsborough communities for 2015 as a fitting follow up to its expanding footprint in Venice.
