Shoreview Homes Rising Fast at Waterside


 

SARASOTA, FLORIDA, June 27, 2017 – Prices of Sarasota condos for sale showed signs of softening in April, and this trend is likely to persist in the months ahead.

Shoreview, the first community at Lakewood Ranch Waterside, is fast shaping up with one of its builders, Pulte Homes, having started construction of its first two models. This June, it also opened site reservations in this neighborhood located on Deer Drive south of University Parkway.

So far, the information sessions for the new community which started in May have already drawn more than 30 potential buyers to register. Sales activity could be expected to pick up more steam in July when Pulte’s first models are ready for touring and a grand opening is set to be held.

Showcase in the $400s

Shoreview Homes Rising Fast at Waterside

The homebuilder is offering at Shoreview nine designs of one- and two-story homes with floor areas ranging from 2,488 square feet to more than 4,500 square feet. One of the models that Pulte is now building is the 2,488-square-foot Pinnacle which has a starting price in the upper $400s and options on three- or four-bedroom layouts. The other Pulte showcase, the Camelot, is designed with a floor plan of about 3,200 square feet featuring choices on three to five bedrooms.

Pulte is planning to build 246 homes in this 1,144-acre Shoreview neighborhood woven around 144 acres of existing lakes. The frenetic work pace in this development indicates that the first residents of Waterside will move in their new Shoreview homes by the end of the year.

Lakehouse Cove Next

Construction of the first home models is also expected to start this June at Lakehouse Cove, another neighborhood of Waterside. Homes by Towne is the primary builder in this subdivision located off Lorraine Road. It is set to build five models here, while builders Arthur Rutenberg and Lee Wetherington, which will buy lots from Homes by Towne, will each build two Lakehouse Cove models.

Homes by Towne expects to complete its models between December and January. Lakehouse Cove pre-selling will start in August and September for its total of 391 homes which will include some multifamily units.

Waterside, located south of University Parkway, is being developed around seven lakes totaling 4,100 acres with more than 20 miles of shoreline. This new Lakewood Ranch development is set on 5,490 acres planned for a total of 5,144 homes. It will be the first Lakewood Ranch community in Sarasota County, and all its residences will have a Sarasota address.

Village Center in 2018

The new community is set to begin construction on its village center, Waterside Place, in 2018. This will rise adjacent to Kingfisher Lake, the largest lake in Waterside. The village center will host more besides retail shops and restaurants. It will also feature apartments, offices and the Players Centre for Performing Arts which is moving from downtown Sarasota.

Currently, the focus on the infrastructure of Waterside is the four-laning and extension of Deer Drive, Lakewood Ranch Boulevard and Lorraine Road which is expected for partial completion in early July. At the Shoreview neighborhood, construction of the entry monument and community walls are well underway. Up next is the installation of irrigation and landscaping that should provide another come-on to aspiring buyers of Sarasota homes for sale.
