State Road 64 Development Project is on a Roll


 

SARASOTA, FLORIDA, December 6th, 2016 – Two new communities south of State Road 64 in East Bradenton—Eagle Trace and Serenity Creek— will soon get richer by a few more local amenities, with several development projects set to roll near their locality.

One of these, the 40.55-acre Community Park at Lakewood Centre, is scheduled to begin construction before yearend. Schroeder-Manatee Ranch (SMR), the developer of Lakewood Ranch, has signed in Frederick Derr & Co. as contractor for this $1.18 million project.

Lakewood Centre Moving Forward

State Road 64 Development Projects on a Roll

This park is one of the major components of SMR’s 697-acre Lakewood Centre project between State Road 64 and State Road 70. This mother development is programmed for thousands of new homes which will be built around the park. It is also envisioned to have over 1 million square feet of commercial and office space by its buildout in 2026.

The Community Park, which will be open to the public, is located south of Gatewood Drive between Lakewood Ranch Blvd. and White Eagle Blvd. Its amenities will include walking paths, spacious play fields, a tot lot, and a dog park. It will likewise connect with the extensive trails and sidewalks at Lakewood Ranch via White Eagle Blvd. and White Fern Trail.

As part of its development undertakings in the area, SMR has also extended White Eagle Blvd. from State Road 70 north towards State Road 64. The White Eagle extension would eventually breach State Road 64 towards Rye Road, thereby completing a road corridor between Eagle Trace and Serenity Creek linked to SR 64.

New Retail Hub

A short distance west of the Community Park, a retail development of approximately 50,000 square feet is also progressing toward approval by Manatee County officials. A proposed project of Floridian Properties, this venture is planned south of State Road 64 between Interstate 75 and Lakewood Ranch Boulevard. Fronting the site are the Carlos E. Haile Middle School the community of Greenfield Plantation. Preliminary site plans for this planned retail center show two separate buildings which will also provide space for a casual sit-down restaurant, full-service car wash and related infrastructure.

In September, Pensacola-based Lakeview Associated Enterprises Phase 1 also filed a land development application for the construction of a 2,500-square-foot Taco Bell restaurant on State Road 64 west of the planned retail center and SMR’s project. Its site plan for the five-acre site at the corner of Heritage Green Way and SR 64 indicates a drive-thru and 30 parking slots.

Upbeat Home Sales

Besides the buzz of all these plans around SR 64, this locality is likewise seeing relatively brisk home sales this year. Some 40 sales have recently been recorded just in the three communities of Serenity Creek, Eagle Trace, and Greenfield Plantation.

There are attractively priced new listings too at Eagle Trace and Greenfield Plantation. These are newly available Bradenton homes for sale are offered in the low $300s, featuring floor areas of about 2,000 square feet designed with three bedrooms and two baths.
