West Villages Sales Upbeat as Braves Training Center Gains Headway


 

SARASOTA, FLORIDA, August 8, 2017 – More home sales could be expected in West Villages even as this master development in North Port, south Sarasota County already reported 526 residences sold in the 2017 first half. Further market momentum on Sarasota homes for sale in this sprawling property looms with the expected finalization of the construction of the Atlanta Braves Spring Training Complex within its enclave of roughly 10,000 acres.

This July, the North Port City Commission voted to contribute $4.7 million from its sales tax receipts to the construction of the complex. All funding for the new spring training facility would be in place once the $20 million state grant that the West Villages Improvement District seeks is approved.

The government and private business sectors in Sarasota are vigorously pushing for the construction of the Braves’ facility largely because of its projected impact on the local economy, which was estimated at $1.7 billion within the 30-year contract with the Atlanta baseball team.

The study, conducted by the consulting firm Stantec and released last June, noted that the spring training complex will promote and enhance tourism and at the same time provide jobs and economic stimulus within the city of North Port and Sarasota County. This economic study is part of the application process for the state grant for support funding.

Home Sales Pick Up

The North Port spring training complex finally being built would be a big game-changer particularly for West Villages which already ranks No. 4 amongst the top-selling U.S. master planned communities. Two research groups have separately affirmed this ranking: RCLCO Real Estate Advisors which released its rating for the 2017 first semester, and the John Burns Real Estate Consulting which issued an annual ranking with 848 new home sales noted for West Villages in 2016.

The entry of national builder M/I Homes in West Villages last May further underscore the strong tailwinds gathering in this master development. Other big industry players, such as D.R. Horton, Sam Rogers, WCI Communities, DiVosta, Lennar, Neal Communities, and Mattamy Homes, already have established a strong presence in West Villages.

New Picks at Oasis, Renaissance

M/I Homes is establishing its first foothold in South County in the Oasis at West Villages, which is located near the Manatee River in the northwest corner of the master development. At this neighborhood, it plans to construct 136 residences featuring floor areas ranging from 2,100 to over 4,000 square feet to be built on 60-foot and 70-foot wide lots.

Another new community at West Villages is the Renaissance by Mattamy Homes. This Canada-based builder is offering single family homes and paired villas in this neighborhood which has a Venice, Florida, address.

This July, a home under construction at the Renaissance at West Village was sales-listed with an asking price in the high $300s, featuring four bedrooms and three baths within a floor area of 2,675 square feet.
