What’s New in Waterfront Communities?


 

SARASOTA, FLORIDA, April 26th, 2017 – Construction of waterfront homes for sale in Sarasota and Manatee is on an upward trajectory, with new builds rising at several existing neighborhoods and more expected in the proposed Aqua by the Bay in West Manatee.

Bruce Williams Homes, a family-owned local home builder, is currently offering three pre-construction homes at the boating community of Winding River in Upper Manatee River Road in Bradenton.

These residences are priced in the $500s designed with floor areas of between 2,600 and 3,100 square feet featuring three and four-bedroom layouts. Home sites in this community vary from nature preserve to waterfront.

Winding River sprawls on 107 acres located by the banks of the Manatee River and has a total of just 62 lots. This community provides a private, resident-only boat launch.

What’s New in Waterfront Communities?

Aqua by the Bay is much bigger, proposed for 2,894 homes on 529 acres just at the southern terminus of 53rd Avenue West. But its size and more so its location between El Conquistador Parkway and Sarasota Bay could be a spoiler for this planned community.

Environmental groups and concerned citizens are strongly opposing this project, citing its potential adverse impact on the mangroves and shoreline near the proposed community. The Manatee Planning Board recently recommended approval of this project, a decision which the Board of County Commissioners will review this May.

The commission had disapproved a previous and more ambitious version of this project in 2013. Called Long Bar Pointe, it sought the construction of up to 3,600 homes and 192,000 square feet of commercial space.

A hotel, a conference center plus a marina and navigation channel were also included in this botched plan. This time, Aqua by the Bay is envisioned for 2,894 homes on 529 acres.

Legends Bay Set for Build Out

Just south of Aqua by the Bay, several new home construction are sales-listed in Legends Bay, which is expected to be built out soon. Custom builder John Cannon Homes has a pre-construction offering in this gated community sales-listed in the low $600s, featuring a floor plan of 2,417 square feet designed with three bedrooms and three baths.

A 4,500-square-foot Legends Bay luxury residence is also set for completion this year. Located in a lakefront lot, this home is priced at close to $1.7 million and designed with five bedrooms, five baths and a half bath.

Medallion Busy at The Inlets

In Harbour Walk at The Inlets, also available now are two new waterfront residences built by the Medallion Home of Carlos Beruff, who is also the developer behind Aqua by the Bay. One of these new builds is located in a private peninsula of Harbour Walk east of downtown Bradenton. With a tag price of nearly $1.9 million, this sales listing comes in a four-bedroom layout within a floor area of 4,165 square feet.

The other Medallion build at Harbour Walk is expected to be finished this year, featuring three bedrooms and three baths within a floor area of about 2,400 square feet. Sales-listed just this April, this home is on the market at an asking price in the $700s.
