Forest Creek is a community in Parrish which started development in 2005 but was only built out in the latter half of 2016. The market tailwinds from the construction of Fort Hamer Bridge south of the property provided the impetus for the final completion of this residential project of regional builder Neal Communities.

This new 70-meter bridge spanning the Manatee River opened in October 2017 and directly links Parrish south to Lakewood Ranch and onwards to Sarasota. It notably continues to bring buying interest on resale residences at Forest Creek as well as extend market attention to new local homebuilding projects and existing homes for sale in Bradenton.

Expanded Project

Forest Creek was originally set for 367 single-family homes. Neal, however, got Manatee County approval in 2010 to increase the count to 464 residences. This Lakewood Ranch-based builder was reported to have invested $3.5 million in this development, as part of its revved-up construction projects along with the uptempo of the U.S. housing recovery.

Set under a community development district, Forest Creek is located at the southwest corner of U.S. 301 North and Red Rooster Road, an area that borders with Ellenton. This community’s immediate neighbors include the Kingsfield community on Old Tampa Road towards south and the subdivision of Lakeside Preserve on Erie Road to the east.

Nature Sanctuary

True to its name, Forest Creek was developed with a keen eye on the preservation of nature. Towards this end, 45 percent of this community’s acreage was allotted for conservation space. Some road diversions, too, were undertaken within the property just to preserve a prominent, large oak tree.

As a result, Forest Creek homes for sale capture market attention as they nestle amidst winding roads with shady and mature trees. The community is also gated and features nature trails and a large, picturesque lake for water-based leisure activities like kayaking. It also boasts of a one-acre bird rookery, a nature observation deck, dog park, community pool, spa, and fitness center.

Prospective buyers can choose from maintenance-included townhouses and single family homes at Forest Creek. Available residences in this community typically feature two to four bedrooms within floor areas of between 1,160 and 2,500 square feet. Pricing of these residences are quoted starting from the high $100s for the townhouses, while single family homes go at offers in the $200s‒$300s range.

Area’s Convenience

Forest Creek’s is convenient to local retail establishments, as just west of its U.S. 301 location is the Shoppes at Silverleaf which is anchored on a Publix Super Market. A short distance westward on Interstate 75, the retailers’ choices expand to the Ellenton Premium Outlets located near another local point of interest—the Ellenton Ice and Sports Complex.

Southward via this interstate highway, access is likewise easy to the life and leisure hubs of downtown Bradenton and onwards west to the city’s parks and preserves as well as the beaches of Anna Maria Island.

Nearby attractions to the east of Forest Creek are as inviting and include the Fort Hamer Park and the River Wilderness Golf & Country Club which has a semi-private golf course. Robust population growth in this community’s northern Manatee area, moreover, has prompted the establishment of North River High School set to open August 2019 in Parrish. Additionally, a Parrish campus of the State College of Florida is in the pipeline, thereby expanding further the market pluses for Forest Creek homes for sale.
