Rustic Chelsea Oaks Area Spared of Mixed-Use Projects


 

SARASOTA, FLORIDA, September 29th, 2015 – Things are looking up for residents of Chelsea Oaks and River Wilderness in Parrish, as well as those in Waterlefe in Bradenton. Their Old Florida rural ambiance, which has brought many searchers of Sarasota homes for sale in this locality, promises to stay untouched as government authorities recently ruled no commercial or retail uses in a large land parcel for development near these communities.

The property in question is a 55-acre site located on the northeastern corner of Fort Hamer and Mulholland Roads for which a rezoning request has been filed, with two options: purely residential or mixed-use. Parrish residents objected to the latter, mainly concerned that a commercial component is not consistent with the rustic character of their neighborhoods. The local folks also contended that the space for commercial development is available and more suited along U.S. 301, a highway a short distance north of their communities.

With these concerns and viewpoints, the Manatee County Planning Commission narrowly approved by a 3-2 vote a rezoning of the site to purely residential for 164 home lots for single-family semi-detached residences. The commissioners also considered in their decision a Manatee County School District planner’s report that the Williams Elementary School just down Fort Hamer Road has the capacity to accommodate an additional 61 students projected from new homes being built as a result of the rezoning.

Chelsea Oaks’ Parrish locality, known as North River, is currently drawing keen interest from many developers, like regional builder Medallion Homes. Residential and commercial developments in this area are primarily being spurred by the current construction of the Fort Hamer Bridge which would be linked to the Upper Manatee River Road in Bradenton.

This span’s scheduled completion sometime in early 2017 will not only open a new north‒south route for the Parrish area. It will also benefit nearby Bradenton neighborhoods, like the Waterlefe golf community, as a result of improvements on the Upper Manatee River Road that dovetails with the $23.5 million bridge construction. An additional $2.7 million has been allocated for a widening of Upper Manatee River Road and the installation of sidewalks and paved bike lanes.

Across the bridge in Parrish, a $6.5 million allocation has also been set for similar upgrades of Fort Hamer Road. These road improvements include the widening of the existing road to 24 from 22 feet and the construction of four-foot shoulders and four bike lanes, new features which could help boost local property values in communities like Chelsea Oaks.

Community offerings

An upscale, gated community, Chelsea Oaks is one delightful destination for Sarasota homes for sale with attractive tag prices. Just in August 2015, two three-bedroom homes priced in the $200s were sales-listed in this neighborhood east of Fort Hamer Road. Built around the mid-2000s, these residences feature floor plans of about 2,000 square feet. Amenities in Chelsea Oaks include a community pool, basketball court, and playground.
