SARASOTA, FLORIDA, March 24th, 2016 – Expect a flurry of construction activity soon right close to the gates of Golden Gate Point Peninsula entering from Gulfstream Avenue. The Diversified real estate company Jebco Ventures and Canadian developer Vandyk are separately girding for luxury condominium projects in this upscale location northwest of main downtown Sarasota.

April 2016, groundbreaking is slated for Jebco’s Allure townhouse project at 111 Golden Gate Point just across the high-rise condo Vista Bay Point. Ontario-based Vandyk, on the other hand, paid a reported $3.5 million for a parcel at 688 Golden Gate Point for what looms to be a quick follow through to its new One88 condominium in the peninsula which is now offered amongst choices of luxury Sarasota condos for sale.

Jebco’s townhouse project is only about 200 feet southwest across of Vandyk’s new lot purchase. Expected to be completed in 2017, the Allure project of Sarasota-based Jebco is programmed for a total of 10 units with eight currently already on pre-construction selling priced at $2.1‒$2.2 million each. Notably, this condo is a low-density development as its residence count is well below the 20 allowed in the property’s zoning.

The Allure condo units are each planned for four stories and designed to have the feel of single family homes with their floor plans of up to about 6,400 square feet designed with three bedrooms and three full baths. Trademark to their luxurious living spaces are soaring 11-foot ceilings and top of the line finishes, plus private elevators, rooftop decks, and two- or three-car garages.

Sister “Q” at Ringling

The Allure would be Jebco’s second downtown project for townhouses, a housing niche it is focused on as it noted that there are only a few of this residential type in the city center. The developer is now putting the finishing touches on its “Q” townhomes at 1750 Ringling Blvd in the eastern section of downtown.

The Q community consists of some 40 residences which are more affordably priced compared with most downtown Sarasota condos for sale, with their price points ranging from the $300s up to the $700s. These units are designed with choices on two- or three-story townhouses ranging in size from 1,889 to 4,276 square feet which come in a distinctively modern urban loft style.

Unique Vandyk Condo

Vandyk’s new condo at 688 Golden Gate Point will rise in a site of about half an acre across North Gulfstream Avenue southwest of the 18-story Vue Sarasota Bay. Touted for its unique features, this condo will be built using traditional construction meshed with the “hard engineering” hallmark to infrastructure projects. The building’s iconic features will include cable suspension for the units’ balconies and other similar attributes, Albert Luper, Vandyk USA Florida division vice president, disclosed.

Work can be expected to commence soon for this project as sales are encouraging at Vandyk’s One88 at Golden Gate Point. A $16 million project, this new eight-unit condominium completed in late 2015 has just four available amongst Sarasota condos for sale as of late March. These luxury residences each occupy an entire floor and are designed with three bedrooms within floor areas of 3,034 square feet and are quoted at prices from around $2.6 million up to $3.3 million.

Vandyk is also the developer of Orange Club, a four-story, pre-construction condominium at 635 South Orange Avenue in the heart of downtown Sarasota. Expected to be completed in 2016, this development consists of nine townhouses and 15 condo units. Current listings of Orange Club condos for sale are priced from the $500s up to the $700s, featuring floor plans of between 1,105 and 1,559 square feet designed with either two or four bedrooms.
