Redevelopment Moves Forward in Southwest Manatee


 

SARASOTA, FLORIDA, May 30th, 2017 – Market activity could pick up some more at the condominium community of Wildewood Springs in South Bradenton where some 20 units were sold since January this year. The recent improvements at the Parkwood Professional Center on 26th Street a short distance east of this property could further attract buying interest not only on its available units but also on other nearby Bradenton real estate for sale.

The completed work at the Professional Center is notably the first major public–private redevelopment project in the Southwest Manatee District. Erstwhile called the Southwest Tax Increment Financing (SWTIF) District, this area covers the stretch from Manatee County’s west coast to U.S. 301 and from Bradenton to the Sarasota County line.

Focused at redeveloping Southwest Manatee, SWTIF draws much of its funding from tax on new property developments. These tax receipts are also channeled to projects addressing transportation, public safety, rehabilitation and small business projects.

These projects can help improve property values, generate employment opportunities, trim code enforcement cases, and reduce crime rates. Such benefits, in turn, encourage partnership of private entities in the redevelopment projects, which was the case for the initiative at the Parkwood Professional Center located at 4810 26th Street West.

The center’s Parkwood Professional Condominium Association contributed about $20,000 to the professional center’s improvement, with the county shelling out approximately the same amount. County officials have expressed hope of more partnerships and projects of this type in the future.

The work completed in the center include a new entry sign, improved landscaping and parking, and relocation of driveways and the MCAT bus stop. A mixed-use complex, the professional center hosts offices for accountants, doctors, lawyers, and other professional firms.

The five-mile stretch of 26th Street West from Bradenton to Sarasota County is a corridor not only for many businesses and service providers. Its arterial roads also have plenty of residential communities such as Wildewood Springs Condominium, Highland Lakes, and Shorewalk Bath & Tennis Club, all offering attractively priced Bradenton homes for sale.

Home Hunters’ Haven

At Wildewood, prospective buyers can find many sales listings priced under the $200s. One was listed just this May with an asking price just a shade under $170,000, featuring two bedrooms and two baths within a living area of 1,408 square feet.

Pricing is as attractive for single family homes at Highland Lakes where a three-bedroom residence with a floor plan of 1,843 square feet was also sales-listed in May with a tag price in the mid-$200s range. The amenities in this community includes a clubhouse with a large swimming pool and a patio.

Developed from 1987 to 2006, Highland Lakes is a deed-restricted and maintenance-free community. Superbly maintained, it features several community lakes that do justice to its name and complement its lush and mature landscaping throughout.

Shorewalk is another nearby community which could benefit from the redevelopment efforts in South Manatee. Developed from 1985 to 2000, it consists of condo townhouses designed with one to two bedrooms set in floor areas of between 912 and 1,280 square feet. Pricing of these units start at the low $200s. Like its neighbor Wildewood, Shorewalk offers several amenities, such as two swimming pools, two Jacuzzis, two tennis courts, a children’s playground, and a clubhouse with concierge service provided.
