More Homes Coming to Sylvan Lea


 

SARASOTA, FLORIDA, July 3, 2017 – The MLS of Sarasota homes for sale would likely have more listings coming soon from the Sylvan Lea community on Porter Road. This June, M/I Homes set the development of a 5.5-acre site next to this heavily wooded property.

The Columbus, Ohio-based builder earlier in the month purchased the parcel for $4.4 million, as part of its aggressive expansion in the Sarasota–Manatee region. A year ago, M/I opened a local division, and in April of this year, it also bought 47 of the remaining home sites at Bougainvillea Place in Ellenton, North Manatee.

This company is also amongst the top guns pursuing home-building projects at West Villages, with its sights set on the Oasis subdivision of this master-planned development in the Venice–North Port area. M/I Homes is already building at three communities in the region. These are at Creekside Townhomes and Brookside Estates in Bradenton, and at Twin Rivers in Parrish.

Banking on a Lush Natural Setting

The Woods at Sylvan Lea

Sylvan Lea, which means wooded meadow, is located on the southeastern edge of Porter Road just south of Palmer Boulevard and the Celery Fields nature preserve. Nestled within dense canopies of grand oaks, this residential community was developed in the early 1980s, and it already has 46 existing residences with some included amongst listings of Sarasota homes for sale.

M/I projects to have a model opening at this property in the fall. The builder plans to build a total of 56 homes in this new neighborhood which it aptly named The Woods at Sylvan Lea.

The company has assured that it will preserve the property’s landmark natural beauty, which is a strong selling point for the community. M/I said pads will be built within the existing tree canopies to retain and preserve the mature oaks of the neighborhood.

The homes planned at The Woods at Sylvan Lea will rise on 90-foot lots, featuring three- to five-bedrooms within floor areas ranging from 2,100 square feet to over 3,000 square feet. Their pricing will be in the $300s–$400,000 range, approximating current values of some resale homes in the community.

Sales-listed pre-owned homes in the old community typically have three to five bedrooms and floor plans of up to about 3,400 square feet. The majority of existing Sylvan Lea homes are contemporary in style built between 1984 and 1996.

Revitalization Set at Bougainvillea Place

Up north in Ellenton, M/I Homes has started development and marketing at The Residences at Bougainvillea Place at 2602 East 61st Avenue. Its project in this property includes the revitalization and build-out of Bougainville Place which has a total of 107 home sites.

The 47 single-family home lots which the builder purchased at the Bougainvillea Place will have two- to four-bedroom builds ranging from 2,092 to 2,313 square feet priced in the $300s. These homes will come in Tuscan and Mediterranean architectural designs with open floor plans, tile roofs and paver brick driveways.

The MLS of Bradenton homes for sale currently include a new Bougainvillea Place listing for a three-bedroom, move-in ready residence built in 2015. It has a floor area of about 1,700 square feet and a tag price in the low $300s.

Homes of earlier construction priced in the $200s with about 1,300 square feet of floor space are likewise typical amongst available properties in this community. Bougainvillea Place offers a clubhouse, pool, fitness center, putting green area and a dog park, amenities which would soon be enhanced with the recent entry of M/I Homes.
