Parrish Neighborhoods Heat Up with New Builds, Resale Listings


 

SARASOTA, FLORIDA, July 14, 2017 – River Plantation in Parrish has become many a realtor’s delight these days, with some 14 pre-owned residences sold since the start of this year, MLS records of Manatee and Sarasota homes for sale show. New listings of pre-owned residences and homebuilding have likewise ramped up in and around this neighborhood on the northern banks of the Manatee River.

The expected completion this August of the Fort Hamer Bridge a short distance south of the community looks as one the major factors driving market and builder activity in the River Plantation area. This two-lane span measuring some 2,300 feet is set to connect Parrish southward to Lakewood Ranch, enabling local motorists to skip Interstate 75.

For the River Plantation community, its amenities are certainly helping generate interest from prospective buyers of Parrish homes for sale as well. Its facilities include a clubhouse, community pool, tennis and basketball courts, and playground. In addition, the neighborhood has hiking trails, fishing piers, and a kayak/canoe launch to the Manatee River.

River Plantation has a total of 475 home sites and is already built out, with national homebuilder Taylor Morrison having completed construction on its 18 home sites in the neighborhood in May this year. Its home models here are priced in the $200s, designed with four bedrooms within floor plans of between 2,500 and 2,800 square feet.

Current sales listings at River Plantation include two newly available, move-in ready residences also at the same $200s price range but with smaller floor areas of about 1,500–1,800 square feet designed with three bedrooms. Other available homes in this community at this price point and square footages are amongst the most salable, as per recent MLS records of Manatee-Sarasota homes for sale. One River Plantation deal on a residence at this price and size bracket was recently closed less than two weeks of the property’s listing on the market.

Medallion Home Ups Stakes

Just north of River Plantation, Medallion Home plans to break ground on a mixed-use development between this December and February next year. This 55-acre project at the northeast corner of Mulholland Road and Fort Hamer Drive has been approved by the county for either 156 single family homes or 164 semi-detached homes. Medallion is also eying the development of commercial and retail space totaling 30,000 square feet in this parcel it calls Travis 55.

During the fourth quarter last year, Medallion also started pre-selling at the nearby CrossCreek community whose development had been stalled by the Great Recession. This builder has two homes under construction in this neighborhood which is approved for a total of 1,157 homes.

Set to be completed this year, these two Medallion builds are priced in the $200s and the $300s with floor plans of between 1,500 and 2,000 square feet. This developer is offering a total of six floor plans at CrossCreek, with choices in two- or three-bedroom designs.

CrossCreek sits on a 280-acre site with lush oaks and tropical landscaping. The community offers choices on home sites with either preserve or water views. Its amenities include a pool, basketball court, dog park, playground and gazebos, all of which help fuel buying interest on Parrish homes for sale.
