What’s Driving Ellenton’s Real Estate Market?


 

SARASOTA, FLORIDA, February 21, 2019 – Residents of Bougainvillea Place, Covered Bridge Estates, and Oakley, all in Ellenton, can look forward to a new amenity rising soon in their locale in north Manatee. These communities, which feature a wide selection of Ellenton homes for sale, stand to become neighbors with a movie theater and hotel after the recent approval of the Manatee County Commission for these facilities to be built on the northwest corner of 60th Avenue east and Factory Shops Boulevard.

The hotel and cinema project is planned on a 7.3-acre site at the northwest corner of 60th Avenue East and Factory Shops Boulevard a short distance south of the three communities. The owner of this parcel, local hotelier Jiten Patel, is grooming it as the location for a 50,000-square-foot movie theater and a 330-room hotel as well as 120,000 square feet of commercial space.

Significantly, these proposed new perks for Ellenton homes for sale are in addition to the Ellenton Premium Outlets directly adjacent west of the Patel property. The Ellenton Ice and Sports Complex, which features a hockey arena amongst other facilities, shares this area too which is on the eastern flanks of Interstate 75.

Road Infra Projects

Patel, who runs a Holiday Inn just east of the Sarasota-Bradenton International Airport, appears to have timed his Ellenton venture perfectly. Manatee County has programmed $10.5 million to improve the road infrastructure in the vicinity of his planned hotel and movie house. This plan includes the widening to six lanes the stretch 60th Avenue between Factory Shops Boulevard and U.S. 301. Other enhancements including the addition of turn lanes or a roundabout at 60th Avenue and Factory Shops Boulevard are also being considered.

The Florida Department of Transportation (FDOT) is coming in too with a proposed additional capacity at the nearby interchange of U.S. 301 and Interstate 75. FDOT plans to convert the interchange, now a partial cloverleaf, to a diamond interchange with wider and longer ramps.

These road improvement projects likewise bode well for the Florida International Tradeport, an industrial complex now rising off Interstate 75 and U.S. 301 across west of the Ellenton Premium Outlets. A project of Benderson Development, this complex was recently granted by the Manatee County Commission approval to expand to 2.5 million square feet from the earlier-approved 50,000 square feet.

New Employer in the Wings

Besides light industry and warehouses, the expansion allows commercial uses and offices. A yet unidentified employer has been reported already interested in locating in the Tradeport, and incentives for it is currently being negotiated by the county’s economic development staff. This business locator is expected to create about 800 local jobs with above-average wages.

For the community of Bougainvillea Place alone, these omens of future growth for Ellenton may already be at play. Buyers grabbed some 20 residences in this community during the past 12 months, and two of its houses were added this February in the MLS of Ellenton homes for sale.

Besides resale homes, this community also offers new home construction from national builder M/I Homes, which acquired 88 Bougainvillea Place lots sometime in 2016. Its builds here feature floor plans ranging from 1,530 to 3,322 square feet, with the smaller designs priced starting in the high $200s.
