Amazon’s Florida Entry to Boost Parrish Real Estate Market


 

SARASOTA, FLORIDA, February 7th, 2014 – Residential and commercials developments in Parrish, once a small rural community in north Manatee County, are expected to pick up further momentum next year. Sarasota Bay Real Estate reports that a recent decision by online retail giant Amazon.com to locate a distribution center in nearby South Shore Corporate Park in Ruskin, Hillsborough County, can spark a revival of the mothballed projects in Parrish following the real estate downturn.

Quick-on-the-draw following Amazon’s announcement, Neal Communities is now seeking a rezoning of the vacant 1,200-acre Saltman property in Parrish. The Lakewood Ranch-based homebuilder-developer is hoping to break ground in this area in June next year.  What it plans is a community under the “working name” of “Villages of Amazon South,” in an apparent dig at the online retailer’s imminent establishment of a fulfillment center in Ruskin.

More jobs coming

It is projected that the Amazon.com Hillsborough facility will create 1,000 permanent jobs and seasonal employment for as many as 1,000 individuals. A 1-million-square-foot warehouse which can accommodate as many as 2,500 employees will be constructed at South Shore Corporate Park, which is located west of Interstate 75 and north of State Road 674. This project should also help improve local employment, Sarasota Bay Real Estate notes.

The future employees of Amazon in its Hillsborough fulfillment center will process customers’ online orders.  These include such items as books, electronic items, and other consumer goods.

The online retailer is also set to locate a similar fulfillment center in Lakeland which is just across the border from Hillsborough via County Line Road. This second Florida facility for Amazon.com will handle orders for larger items which it receives, such as TV sets and kayaks.

Stimulus to home demand

Neal Communities isn’t only aiming at the increased residential demand expected to be created by the local operations of Amazon and other businesses that may be drawn by the South Shore Corporate Park in the future. Its newest project is also geared toward the active retirees market.

The homebuilder’s Villages of Amazon South is envisioned to have 1,999 residential units. Its development program also has an option for 40,000 square feet of commercial space plus 20,000 square feet of office space. Also included in this proposed development are 148 acres of wetlands, as well as 25 acres devoted for recreation which will include pocket parks, a trail system, and a playing field.

A robust pipeline for Neal

The price range of the homes at this community is likely to be at the mid-$100s, approximating that of Forrest Creek, another project of Neal Communities in Parrish. The developer is also behind River’s Reach on Ryde Road also in Parrish. It is also set to open its new Silverleaf community located off US 301 in mid-2014.

The expected widening of US 301 into a four-lane highway by 2015 is pivotal to all the Parrish residential and commercial developments. Besides improving traffic flow and accessibility, it will also bring in sewer and water lines to many localities, thus further stimulating residential and commercial activities in the area.
