An Opportune Expansion for GreyHawk Landing


 

SARASOTA, FLORIDA, April, 14, 2013 – With half of the 34 available homes at GreyHawk Landing on the pending sales list as of the start of this April, a recently announced expansion of this community in East Bradenton, Florida, is indeed a well-timed undertaking, Sarasota Bay Real Estate said. The development of this subdivision, located off State Road 64 with Interstate 75 just five miles west of it, started in 2001, and 492 home sites are programmed for the new phase being added by its master developer, Sam Rodgers Homes & Neighborhoods. Another builder, Homes by Towne is a partner to the expansion, and Ryland Homes has likewise been invited to construct in the GreyHawk Landing’s new phase.

Sam Rodgers acquired 300 acres to add to the community’s original 650 acres which has 789 home sites currently occupied by over 600 families. The land was purchased from Aurora, a charity operating il Villagio, an exclusive 55-plus community for retired Evangelical Christian ministers immediately west of GreyHawk Landing.

The community’s new phase will largely follow the same blueprint as its predecessor which was painstakingly laid out so that no two home sites back up to one another. Instead, most of the homes have backyard views of lush nature preserves or lakes. Two miles of nature trails will also be added to the three-and-a-half-mile nature walk already maintained in the community.

Additionally, the expansion also calls for the construction of a new clubhouse with its own resort pool and playground. All of the GreyHawk Landings residents, whether old or new, will have access to all community facilities. The amenities in the original community include a recreational facility with a resort-type pool, tennis courts, an outdoor court for basketball, fields for soccer and softball, and a playground. The community has no age restriction and is populated mostly with families with children, in addition to a significant number of retirees.

Prospective buyers, SBRE noted, have shown appreciable interest on the new homes at GreyHawk Landing. This was especially so because the partner in the new phase, Towne was among the award-winners in the recent Manatee–Sarasota Parade of Homes (POH), the full service realty firm added. This builder’s Kingsley model won one of the POH categories for overall design, architectural detail, floor plan, master suite, kitchen, and best curb appeal. Also among the offerings at the new phase is Sam Rodgers’ spec, move-in ready home constructed in what the developer calls a “rolling inventory program.”

This is in addition to the builder’s four-model offering with flex options. These residences come in choices of three or four bedrooms at base prices between the high $200s and the low $300s. For choices of existing, resale homes, the MLS has a new listing in the GreyHawk Landing community, which is priced at the high $200s, featuring three bedrooms and two baths within its floor area of 2,186 square feet. Sales-listed pricier homes are priced around the $400s, with four bedrooms and three bathrooms in their floor areas averaging some 3,000 square feet.
