Close to 50,000 households are in the crosshairs of Benderson Development Co. as it filed plans with Manatee County authorities for the demolition of its Home Depot-anchored Lakeside Plaza shopping center at 2108 Cortez Road West, South Bradenton, to give way for the construction of a 44,670-square-foot retail hub.

Benderson purchased the Cortez Road property in 2012 for $1.7 million. This 25,000-square-foot South Bradenton shopping center has largely remained untenanted, however, except for a barber shop and a Chinese restaurant.

The South Bradenton initiative of Benderson, a partner in the 880,000-square-foot Mall at University Town Center which opened in October 2014, is expected to add something new and provide excitement among shopping choices in the Cortez Road locality which already has several retail centers. Just opposite Lakeside Plaza is the Winn Dixie grocery outlet. A Publix Super Market, a Walmart Supercenter and the Fountains shopping center are also among retail hubs close by.

A much bigger property development is also brewing in this Cortez Road West area. In May 2014, plans were filed for Lake Flores, a proposed mixed use community a short distance west of Benderson’s retail center. Comprised of 1,322 acres, the planned new community is envisioned for 6,500 residences, 375- and 125-room hotels, 2 million square feet of office space, and 1 million square feet of retail space. Public hearings on the development of this former Gladiolus farm erstwhile known as the Crossroads are expected to start this winter.
