Benderson Sets Sight on Blooming South Bradenton

Close to 50,000 households are in the crosshairs of Benderson Development Co. as it filed plans with Manatee County authorities for the demolition of its Home Depot-anchored Lakeside Plaza shopping center at 2108 Cortez Road West, South Bradenton, to give way for the construction of a 44,670-square-foot retail hub.

Benderson purchased the Cortez Road property in 2012 for $1.7 million. This 25,000-square-foot South Bradenton shopping center has largely remained untenanted, however, except for a barber shop and a Chinese restaurant.

Market excitement to higher levels

Benderson Sets Sight on Blooming South Bradenton

The South Bradenton initiative of Benderson, a partner in the 880,000-square-foot Mall at University Town Center which opened in October 2014, is expected to add something new and provide excitement among shopping choices in the Cortez Road locality which already has several retail centers. Just opposite Lakeside Plaza is the Winn Dixie grocery outlet. A Publix Super Market, a Walmart Supercenter and the Fountains shopping center are also among retail hubs close by.

A much bigger property development is also brewing in this Cortez Road West area. In May 2014, plans were filed for Lake Flores, a proposed mixed use community a short distance west of Benderson’s retail center. Comprised of 1,322 acres, the planned new community is envisioned for 6,500 residences, 375- and 125-room hotels, 2 million square feet of office space, and 1 million square feet of retail space. Public hearings on the development of this former Gladiolus farm erstwhile known as the Crossroads are expected to start this winter.

Haven for affordable condos

It is likewise noteworthy that the immediate vicinity of Benderson’s Lakeside Plaza is a popular destination for searchers of affordable Bradenton condos for sale. Some of the most inexpensive listings can be found at the Bayshore on the Lake which was built during the early 1980s.

Available units here are priced under the $100s, featuring two bedrooms and two baths within floor plans of 1,040–1,144 square feet. The community facilities here include a pool, shuffleboard courts, fishing pier and recreational building. Besides its close proximity to shopping centers, it is also close to bus lines.

Nearby Spring Lakes is another haven for affordably priced Bradenton condos for sale. Likewise built during the 1980s, this condominium complex typically features available residences with 1,104 square feet of floor space also with two bedrooms and two baths and asking prices in the low $100s.

Ideal property investments

Another condo in the neighborhood, Shorewalk Bath & Tennis Club built in the late 1980s, offers Bradenton condos for sale at this same price range. Typical sales listings here are also two-bedroom condos with floor plans of 1,174 square feet. The condo’s recreational facilities include tennis courts, two swimming pools and shuffle board.

Shorewalk units are attractive as starter condos and rental property investments. There is an onsite management company which oversees rental program of the condos. The condo is well-positioned in the rental market, given its proximity to water-based leisure venues such as the Bradenton Beach a short distance west of Shorewalk. Also magnets for renters, snow birds and would-be permanent residents are the nearby IMG Academy, State College of Florida and, of course, the local shopping venues wherein Benderson Development is fortifying its presence.
