Just south of this shopping center, even bigger changes are on the horizon at the Town and Country Plaza, a retail hub that Benderson Development opened in the 1970s. In April, a two-phase redevelopment plan for this commercial property at the northwest corner of Beneva and Fruitville Road was filed with the city.

The first phase of the project calls for demolition of an old building that previously provided retail space for a Sweetbay Supermarket. Benderson was reported as planning a 46,000-square feet grocery store on this same site. Industry rumors indicate that this site would be for a Publix Super Market.

The second phase of the Town and Country redevelopment plans is geared towards the construction of a retail building of less than 5,000 square feet. It is planned closer to Beneva Road and will include 150 seats with the end-user having 10 employees and operating daily from 6:00 a.m. to 10:00 p.m.

For a More Urban Setting

The recent stirrings of vitality on Beneva Road come as a fitting reminder on the market potential of this corridor along with its intersecting Fruitville Road. In 2013, these corridors were identified in an Urban Design Studio study as an area where regulations zeroed on forming a more urban environment would be beneficial for businesses and residential communities.

Glen Oaks, the original site of The Ringling Circus Winter Quarters, is one of the neighborhoods in this area. Now a quiet place suited for families, it offers various residential types ranging from single family homes to villas and condos.
