Beneva Communities Look Upbeat as Area Retailers Mull Expansion

SARASOTA, FLORIDA, May 25th, 2017 – Readings on the market of Sarasota homes for sale in communities flanking Beneva Road, such as those in Glen Oaks and Fairway Oaks must be upbeat, as two nearby shopping centers off this road corridor are on an expansion mode.

One of these commercial hubs is Sarasota Commons at 935 N Beneva Road which is now aggressively marketing a potential expansion opportunity of as much as 18,000 square feet on its northern end. This shopping center is anchored on a Publix Super Market, with a Bank of America branch, LA Fitness, Bounce Down Under and the regional Post Office also amongst its major tenants. Bobs Carpet Mart, $5 Fashion, H&R Block, Alma’s Family Restaurant and Finndaddy’s Sports Bar are also some of the prominent locators at Sarasota Commons.

Benderson Project in the Pipeline

Beneva Communities Look Upbeat as Area Retailers Mull Expansion

Just south of this shopping center, even bigger changes are on the horizon at the Town and Country Plaza, a retail hub that Benderson Development opened in the 1970s. In April, a two-phase redevelopment plan for this commercial property at the northwest corner of Beneva and Fruitville Road was filed with the city.

The first phase of the project calls for demolition of an old building that previously provided retail space for a Sweetbay Supermarket. Benderson was reported as planning a 46,000-square feet grocery store on this same site. Industry rumors indicate that this site would be for a Publix Super Market.

The second phase of the Town and Country redevelopment plans is geared towards the construction of a retail building of less than 5,000 square feet. It is planned closer to Beneva Road and will include 150 seats with the end-user having 10 employees and operating daily from 6:00 a.m. to 10:00 p.m.

For a More Urban Setting

The recent stirrings of vitality on Beneva Road come as a fitting reminder on the market potential of this corridor along with its intersecting Fruitville Road. In 2013, these corridors were identified in an Urban Design Studio study as an area where regulations zeroed on forming a more urban environment would be beneficial for businesses and residential communities.

Glen Oaks, the original site of The Ringling Circus Winter Quarters, is one of the neighborhoods in this area. Now a quiet place suited for families, it offers various residential types ranging from single family homes to villas and condos.

Its single detached homes are located at the Glen Oaks Estates which feature larger lots and spacious yards. Just this May, one of its residences was listed amongst Sarasota homes for sale with a tag price in the high $200s, featuring three bedrooms and two baths within a floor area of about 2,000 square feet.

Affordable Home Choices

Manor homes and villas likewise form part of the Glen Oaks neighborhoods. These residences are typically sales-listed starting from the $100s up to the mid-$200s and come in two-bedroom designs and floor plans of between 1,000 and 1,700 square feet.

For age 55-plus residents, Glen Oaks Garden Apartments offers affordable choices in listings of Sarasota homes for sale. The price ballpark of its available units falls in the low $100s, as quoted for condos with floor plans of about 900 square feet good for two bedrooms and two baths. Its amenities include a community center with a pool and workout facilities, plus in-house activities and proximity to the Bobby Jones Golf Course and the burgeoning shopping centers of Beneva Road.
