Commercial Projects Hot on the Track of New Communities


 

SARASOTA, FLORIDA, March 13th, 2017 – Where residential construction goes, commercial projects follow. This dictum in real estate development is now in play too in Nokomis, replicating a similar drift in other areas within the Sarasota-Manatee region.

Just this January, German budget grocer Aldi filed commercial building permits for the construction of a new store at 1225 N. Tamiami Trail. Significantly, this Nokomis location is less than a mile south of Bellacina by Casey Key for which its developer, Taylor Morrison, launched sales barely a year ago in April 2016.

It will bring to six stores the Aldi retail chain’s presence in Manatee and Sarasota. Its other locations to date include two in Bradenton and one each in Palmetto, North Port and Port Charlotte.

Stakes at Lockwood Ridge

The latest store that German discount grocer opened in the area was at the northeast corner of the Lockwood Ridge Road and State Road 70 intersection in Bradenton. It started operations last May in a market territory in southern Manatee which is a hotspot for both commercial and residential developments.

Just across this Aldi store, a Walmart Neighborhood Market has also set up shop recently. At the neighboring Lockwood Ridge Commons shopping center, Publix has likewise claimed retail space for its Super Market.

These recent commercial ventures are getting a broad consumer base not only from existing local neighborhoods, like those at the Peridia Golf & Country Club off Lockwood Ridge Road. New residential construction around the periphery of this road are sources of market strength as well for these retailers.

Villa Amalfi’s Market

One of these new residential communities is Villa Amalfi of Neal Communities, which just this February added two new listings in the MLS of Sarasota homes for sale. These new builds are priced in the high $200s and feature two bedrooms and two baths on floor-plan options of 1,434 and about 1,524 square feet.

Villa Amalfi is a maintenance-included and gated enclave of 18.6 acres planned for 92 home sites. Prospective buyers have a choice between semi-detached twin villas and single family homes. Its amenities include an eight-acre lake and a community pool.

Prospects at Laurel Hollow and Bellacina

In Nokomis, meanwhile, Aldi would be tapping potential consumers not only at the new resort-style community of Bellacina by Casey Key. It is flanked by older communities, such as Laurel Hollow which offers rare picks in listings of Sarasota homes for sale. Last year, one property here was sold less than a week after its listing at the upper $200s, featuring three bedrooms and two baths within a floor area of 1,744 square feet.

Choices at the Bellacina are on models with floor plans ranging from 1,689 up to 2,275 square feet designed with either two or three bedrooms. Their price points are in the $300s and the $400s, with these values enhanced by active-lifestyle features typical of Taylor Morrison’s Esplanade communities. At build-out, the community will be home to over 300 single-family and detached villas.

Bellacina nestles on approximately 165 acres with a peaceful lake and nature preserves. This community is bordered by two golf and country clubs: Mission Valley and Calusa Lakes. It also has direct access to the Legacy Trail, a 10-mile public trail perfect for walking, jogging and biking plus easy access to Aldi and other nearby commercial centers.
