SARASOTA, FLORIDA, March 17th, 2016 – Two upscale condominiums are bidding to share in the upbeat interest that the numerous new condo constructions in downtown Sarasota have been generating lately. This time, this duo—Waterfront at Main Street and Lakeshore—is turning downtown Lakewood Ranch as their virtual market battleground.

Besides riding on their proximity to the Lakewood Ranch downtown, this two are also capitalizing on their neighboring Lake Uihlein, the largest in the master development at 160+ acres. Already, there are two other existing neighborhoods bordering this lake: the gated Moorings of Edgewater Village comprised of carriage homes, and the Watercrest offering Lakewood Ranch for condos for sale in a multi-story building.

Mid-rise Offerings

Like Watercrest, the new entrants into the fray are also mid-rise condos. The Waterfront at Main Street is a project of the builder Homes by Towne, while The Lakeshore, owned by the Bullard Group, is being developed by the Realco Group.

The Homes by Towne project is located on the lakefront close to the Lakewood Ranch Cinemas on Main Street. Having resolved the concerns earlier expressed by Watercrest residents across the lake on its project, the builder started pre-construction selling units of the Waterfront at Main Street in March of 2016.

This condominium is comprised of three separate six-story buildings with a total of 76 units. It features standard two-bedroom, two bath condos with floor plans ranging from 1,337 to 1,558 square feet, designed with balconies allowing lake views. Stressing its condos’ walkability advantage, Homes by Towne priced these units starting from the high $300s. Now also counting amongst Lakewood Ranch condos for sale are penthouses at the Waterfront at Main Street featuring three bedrooms within floor plans in the 2,300‒2,827-square-foot range and priced in the upper $800s.

Lakeshore Warms Up

A short distance south of The Waterfront, The Lakeshore condominium is set for groundbreaking March 2016. A part of the original Main Street plan approved for Lakewood Ranch, it is programmed for 44 residential units with floor plans ranging from 1,900 to 4,000 square-feet. These will occupy two adjacent five-story buildings with one separate level as parking in each. Its location faces the homes at the Moorings across the lake to the east and the Main Street stores to the west.

Hoyt Architects of Sarasota designed The Lakeshore which will feature arches and a grand entryway surrounded by palms. To enhance the units’ spacious layouts, the condos will have 10-foot ceilings and sliding glass doors that open up to lanais with views of Lake Uihlein.

Competitive Resale Price Points

Planned condo amenities include a pool and spa plus a residents’ lounge area with barbecue grills. Pricing particulars at The Lakeshore are yet to be publicized, but the developers were earlier quoted as saying that the penthouse here will likely compete amongst Lakewood Ranch condos for sale priced at over $1 million.

Compared with these new condo entrants, the resale units at the nearby condo neighborhoods look quite competitive. At the Moorings, the typical listings are three-bedroom carriage homes with floor areas of 2,344 square feet and asking prices between the $300s and the $400s. Similarly, condo units at Watercrest with three bedrooms start at the $300s and top at around the $500s, featuring floor plans of between 1,700 and 2,500 square feet.
