Custom-Built Homes Gaining Traction in Sarasota-Manatee


SARASOTA, FLORIDA, July 31, 2017 – Personalized luxury custom homes now appear among the strongest segments of the Sarasota-Manatee real estate market. June sales of Sarasota homes for sale priced from the $600s up to the $900s advanced by 27.6 percent to 37 units, while residences sold at that same bracket in Manatee soared 38.5 percent to 36 custom-built dwellings.

Recent sales of Neal Signature Homes, which specializes in new custom builds priced from the $600s, indeed affirm the robust demand for these residential types. The Lakewood Ranch-based builder reported eight sales in June, its second best performance so far this year. Its six-month sales from January tally at 43 units, almost a 26 percent increase from the same period in 2016.

Neal Communities Builders

Currently, this luxury unit of Neal Communities is building in eight communities in Manatee and Sarasota counties. In Bradenton, this custom builders has offerings at The Inlets and Riverwind. At its home turf Lakewood Ranch, Neal Signature Homes builds at Country Club East and Country Club West, while in Sarasota its market bets are in Provence, The Forest at Hi Hat Ranch, Wildgrass, and University Park.

This homebuilder is experiencing one of its fastest sales at Country Club East in Lakewood Ranch where it registered 12 sales during the past six weeks. Just this July, a newly built residence in this community was listed among Sarasota homes for sale with a tag price in the $700s. It features four bedrooms and four baths within a floor area of 3,348 square feet.

Wildgrass Nears Sellout

Sellout is nearing, meanwhile, at Neal Signature Homes’ Wildgrass community in Sarasota where only five lots are left unsold out of its 47 home sites. This community, a gated, Mediterranean-themed neighborhood, broke ground in July 2014 at a 36-acre site three miles east of Interstate 75 off Clark Road. It features large home sites basking amidst Florida’s iconic tropical landscape. Some of the lots in this community measure nearly half an acre.

The other build, Costa Mesa, is the onsite, decorated model and the largest plan of all home designs in this community. It features four bedrooms and four baths, plus a den and a theater or bonus room.
