DR Horton, Medallion Home Face Off in East Sarasota


 

SARASOTA, FLORIDA, August 30, 2017 – National homebuilding giant DR Horton appears meeting head on the overtures of Bradenton-based Medallion Home to woo prospective buyers of Sarasota homes for sale in its new development, Waverley, on Proctor Road in east Sarasota.

Around mid-August, DR Horton stepped up marketing of its new builds in Fairways at Bent Tree, a venture that this Arlington, Texas-based homebuilder initiated sometime in early 2016. This new neighborhood is located at the Bent Tree Golf & Country just a short distance northeast of Medallion’s Waverley on Proctor Road.

Notably, Medallion announced the pre-selling of Waverley homes for sale would start this August, opening tours of three furnished models it has completed in the property. This new community, set as a gated enclave, is planned for 110 upscale residences, with seven models for aspiring buyers to choose from.

Buying Perks for Early Birds

Waverley Home

The Waverley home designs feature floor plans ranging from 2,395 to 4,686 square feet. These square footages provide layout options of three to five bedrooms and two to four baths plus a three-car garage.

Pricing at Waverley starts from the $500s, and for a limited period, Medallion is offering a free pool and $20,000 design center gift card as an incentive to qualified buyers of Waverley homes for sale.

Recent sales activity around the east Sarasota area indicate that Waverley entered the market at an opportune time. At the golf community of Bent Tree alone, some 30 homes were sold since the start of 2017 (including five sales in DR Horton’s Fairways at Bent Tree neighborhood). During the first half of the year, MLS data on Sarasota homes for sale also indicate that only 16 residences were sales-listed in Bent Tree.

Price Cuts and New Listings

The marketing folks of DR Horton surely are aware too of the upbeat market mood in east Sarasota and the competition poised by Medallion’s launch of pre-selling at Waverley. Towards end-August, two homes under construction in the Fairways at Bent Tree were entered in the MLS listing of Sarasota homes for sale.

Moreover, the asking prices of three prior sales listings of DR Horton homes under construction in this neighborhood were also reduced. Current sales-listed residences in Fairways at Bent Tree feature floor areas mostly consist of one-story builds with three bedrooms, two baths and a half bath within floor areas of 2,045 square feet. Their prices are all quoted in the $300s range.

A two-story home under construction in this neighborhood is also sales-listed around the mid-$400s level, featuring five bedrooms, three baths and a half bath laid out in its total 3,638 square feet of floor space.

Existing Homes in the Fray

Trillium Homes

In older Bent Tree neighborhoods, there are available existing homes priced in the $200s and the $300s. These lower-range options offer three bedrooms within floor plans of between 1,600 and 2,800 square feet.

At Trillium, a gated community near Bent Tree and Waverley, there are some market listings too which further spice up the mix of east Sarasota homes for sale. Two of currently sales-listed Trillium homes flaunt spacious layouts in the 2,500–2,800-square-foot range. Their price quotes too were reduced recently, cuts indicating a keen desire to woo home buyers just like what Medallion and DR Horton are doing in their east Sarasota face-off.
