East Bradenton Spawns More Homes


 

SARASOTA, FLORIDA, June 17th, 2016 – Mirroring the spike in national home construction of over 3 percent in April 2016, homebuilding continues to pick up pace in East Manatee. Acreages near the junction of State Road 64 and the Upper Manatee River Road constitute one of the epicenters of new property developments announced recently in this East County area.

Medallion Homes is amongst the builders poised to add more choices on Bradenton homes for sale in this locality. In early May 2016, this Bradenton-based builder got county approval for a multi-use development in a 289-acre site just west of Upper Manatee River Road between Waterlefe Golf & River Club and the Greenfield Plantation. On the drawing boards here is a residential community planned for up to 1,400 homes plus a commercial development. The site has served in previous years as a cow pasture for Moore’s Dairy. It is a part of the Heritage Harbour property but is now being developed separately.

Besides its residential units, which will consist of multifamily and single family homes, an assisted-living facility with 200 beds is also included in the county’s approvals for this Medallion development. The square footage of the project’s commercial component will depend on the total number of homes constructed, and its use will be limited to office, wholesale, and retail store spaces.

East of the Medallion project, national builder Homes by Towne and Lakewood Ranch-based Sam Rodgers Homes are set to start the penultimate phase for the 950-acre GreyHawk Landing. The latest building activity of this duo will focus on the GreyHawk Landing West extension of this 15-year-old community. This new western plat is programmed for 51 residences with the first units slated for construction this June.

GreyHawk Landing West is being developed in five phases wherein Homes by Towne and Sam Rodgers have earlier builds of some 10 home models. In the newest phase, the companies are eying the construction of Bradenton homes for sale with floor plans ranging from 1,800 to 2,300 square feet with an average price in the mid-$400s. Their target market is a mix of empty-nesters, retirees, and families.

The new phase will rise amidst lush woodlands and hammocks, setting it apart from some of the recent residential property developments in East Manatee. This well-preserved habitat is in keeping with the overall theme of GreyHawk Landing and its western annex where one-third of their total acreage is devoted to open space. The number of homes in these two main neighborhoods is expected to eventually total about 1,140.

Varied Options on Built-up Homes

Varying price points can be explored in a search for Bradenton homes for sale in all of the GreyHawk Landing neighborhoods where some 30 existing builds were sales-listed as of May 2016. The floor plans of these available built-up residences range from approximately 1,850 square feet up to about 4,000 square feet, priced from the $300s up to the $700s.

The choices are as varied at the nearby Waterlefe Golf & River Club. Also with some 30 listings in May 2016, this golf community offers buying opportunities on Bradenton homes for sale priced between the mid-$300s and the $2 million-range, featuring floor plans from 1,800 to 7,500 square feet. The sales listings at the neighboring Greenfield Plantation are currently fewer. At below 10, these are nonetheless attractively priced in the $200s and $300s, consisting of three-to-four-bedroom builds with floor areas of 1,450‒2,320 square feet and just a few samplings of the growing stock of east Manatee homes for sale.
