As the market is slowly creeping back to normalcy, there are some fluctuations bringing in excellent selling and buying opportunities which can only be discerned by experienced agents, adds the full service real estate firm which recently received the 2013 Florida Excellence Award from the US Trade and Commerce Institute.
SBRE notes that Sarasota homes for sale in March 2014 presented some prized buying opportunities as the median price for single family residences slipped a bit to $189,472 from $190,000 a year earlier. For April, nonetheless, the price swing once again favored sellers, as single family homes’ median selling price rose year over year by 4.4 percent to $196,250.
The April upswing extends to Sarasota condos for sale. During the month, the median price for condominium units rose 14.7 percent from to $183,500 from April 2013.
Sellers of single family homes appear encouraged by these recent price upswings as new listings for April rose to 966 from 797 last year and 960 in March. For condos, the picture was a bit different. There were 400 newly listed units in April, nearly unchanged from 402 a year ago but down from 445 in March 2014.
For buyers, some rare opportunities have surfaced recently. One is at the Desoto Terrace only a short drive from Sarasota downtown which has one of the newest listings for single family homes. This remodeled residence is priced slightly under the $200s and has a floor area approaching 1,900 square feet, designed with three bedrooms and two baths.
At another nearby subdivision, Desoto Village just east of the Rolling Green Golf Club, there’s another newly listed single family home with five bedrooms and four baths. It has a floor area of 2,046 square feet and an asking price in the low $200s.
