Fort Hamer Bridge: A Spur to Parrish Homes for Sale


 

SARASOTA, FLORIDA, August 28, 2017 – The newly built Fort Hamer Bridge in Parrish is yet to open to traffic on September 23. However, thousands of runners have already crossed it and in the process helped provide some market mileage both for new and existing Parrish homes for sale in the area.

A distance-running event, covering five and 10 kilometers plus a one-mile kiddie run, was held August 26 at Fort Hamer Bridge to celebrate the span’s completion. Some 2,000 local running enthusiasts from all walks of life participated in this event, hailed as the largest ever of its kind in Manatee County.

Notably, the event’s major sponsors were Medallion Home and Neal Communities, two developers with new projects near this 2,300-foot span across the Manatee River. Coinciding with the weekend run, Medallion scheduled an open house of its new CrossCreek homes for sale just two miles north of the bridge linking Fort Hamer Road south to the Upper Manatee River Road.

Medallion has seven CrossCreek home models, with their floor areas ranging from 1,524 to 2,395 square feet. These residences offer two or three bedrooms and two-car garages. Their pricing start from around the mid-$200s.

Platted amidst oak trees, the home sites of CrossCreek offer a choice of water or preserve views. The amenities in this community include a swimming pool, dog park, and basketball court.

Neal Communities, on the other hand, offers even more choices at its new community of Silverleaf accessible via either US 301 or Chin Road a short distance west of Fort Hamer Road. This community has 19 model homes with floor plans ranging from 1,079 to 2,913 square feet designed with two to four bedrooms.

Completed model homes in this Neal development are open daily for showings. The current MLS of Parrish homes for sale lists Silverleaf homes for sale starting from the low $200s up to the high $300s. Living in Silverleaf offers several perks including a recreation center with fitness facilities, pool and spa. The community also features a playground, two dog parks, a basketball court, walking trails and a nature boardwalk, and a picnic shelter with grills.

Market activity appears to have picked up some too at the well-established community of Kingsfield just west of Fort Hamer Road. Three existing homes were sales-listed this August in this subdivision and in its neighborhood Kingsfield Lakes.

Situated northwest of Medallion’s CrossCreek, these newly listed Kingsfield homes for sale are priced in the $200s. Their living areas are in the 2,000-square-foot range designed with three bedrooms. The residences of the twin Kingsfield neighborhoods are nestled amidst lush preserves with many of their homes also backing up to a lake. Kingsfield Lakes, moreover, is being re-landscaped, thereby enhancing its amenities which already include tennis courts, playground and a swimming pool.

The Fort Hamer Bridge, built at a cost of $32.69 million, looms as game-changer for these communities and other nearby Parrish neighborhoods as well as those in Bradenton and Lakewood Ranch. This span will not only link Fort Hamer Road and Upper Manatee River Road to Lakewood Ranch Boulevard. In effect, the bridge will also link U.S. 301 and University Parkway, thus providing an alternative route for many communities along this road corridors.
