Because of their many perceived advantages, gated communities have increasingly become popular in the country. In the most recent U.S. Census Bureau’s American Housing Survey, it was estimated that 11 million households were in gated communities in 2009, up from just over 7 million in 2001.

Additional security measures count among the benefits of living in gated communities.The guard attendants in these private neighborhoods can refuse entry to visitors who aren’t pre-registered for arrival or if the homeowner that a visitor is coming to see isn’t home. HOAs in private, gated communities can adopt this policy as they shoulder the cost of repair and maintenance of roadsinside the neighborhoods and not the county.

The caveat, of course, is that the homeowners’ fees are typically higher for gated communities due to the additional expense of maintaining their private roads. Usually, such fees will also cover the upkeep of the gated entrance and operating cost of security systems, such as CCTV cameras and electronic gates as well as guards’ salaries. These features and their corresponding costs vary widely, so it is a wise step to check with a seasoned realtor for the smart choices.
