Gateway‒Harbor Walk Is Sprucing Up Charlotte

SARASOTA, FLORIDA, March 12th, 2016 – Here’s a good lead for residents of Charlotte Harbor or for those eying to expand their home search beyond Sarasota homes for sale. This suburban community just south of the city of North Port stands to reap significant benefits from the multi-million dollar Charlotte Harbor Gateway‒Harbor Walk project whose first phase is scheduled for completion this March 2016.

The project’s initial phase, costing $2.3 million, includes the construction of a pedestrian promenade, parking area, small boat launch, a bathroom facility, and the replacement of the seawall. The project site is located at the foot of the northbound US 41 (Tamiami Trail) Bridge.

The second phase is envisioned to provide continuous pedestrian access between two neighboring parks— Bayshore Live Oak Park at the west and Chester Roberts Park at the east of the project’s site fronting the mouth of the Peace River. This plan calls for the construction of pedestrian connections from the promenade including a boardwalk crossing under the US 41 bridge and a stairway link to the span’s sidewalk.

Area Catalyst

A plaza, water dock facility and a fishing pier are also on the drawing boards for this phase. Its financing is coming from the Charlotte County Redevelopment Fund which is reimbursable up to $1.4 million through a local agency program (LAP) agreement with the Florida Department of Transportation (FDOT). According to Charlotte County records, designing and permitting for this second phase have been completed, with procurement to start summer of 2016 and construction slated early in 2017.

The Gateway‒Harbor Walk provides a link of the east side of US 41 to its western flank, which constitute an area long a favorite by locals and tourists for fishing and sight-seeing. Completion of this project will enhance the waterfront experience in the locality as well as create a new landmark gateway to Charlotte County. Local authorities also hope that the new facilities and attractions brought by this project will serve as a catalyst for new investments in the Charlotte Harbor area.

Affordably Priced Home Options

This community offers a quiet and laid-back lifestyle yet close to many urban amenities. Charlotte Harbor’s population is under 5,000 residents, and just an estimated 15 percent of the community’s households have children. For shopping, dining and entertainment venues, the delights of the city of Punta Gorda are just across south via the US 41 bridge.

The choices on available residences at Charlotte Harbor are relatively few compared with those in its nearby larger community of Port Charlotte which likewise offer sales listings quite competitive with Sarasota homes for sale. Single family homes recently sold in Charlotte Harbor were of 1950s builds priced in the $100s and designed with three bedrooms within floor plans ranging from 1,450 to 1,550 square feet.

There are attractive condos too walking distance north of the new Charlotte Gateway‒Harbor Walk. These units are at the Harbor Pointe and Peace River Preserve of Charlotte Harbor located opposite each other on Melbourne St. east of US 41. The current listings here are priced in the $100s, featuring floor areas of between 1,759 and 1,956 square feet designed with three bedrooms and two baths and a half, posing some tempting alternatives to Sarasota condos for sale.
