Harbour Isle Final Phase to Boost Job Prospects Further


 

Add Harbour Isle on Anna Maria Sound among the hubs of building activity which are sustaining employment gains in Southwest Florida. In September, the jobless rate in Sarasota, Manatee and Charlotte fell from 6.5% in August and 7.1% a year earlier to 6%. This level was the lowest in six years, thanks to the heightened activity of the construction and retail sectors in the three counties.

Plans by Minto Homes to begin construction for the final phase of Harbour Isle in Perico Island in 2015 is poised to further add to the employment growth in the region. In October, the Canada-based builder purchased in the development an additional 35 acres which is good for 100 using units. This parcel is also a designated area for several 12-story multifamily homes.

Beach club, marina set

The land purchase came as Minto Homes fast-tracked the construction of the main amenity at Harbour Isle, a 23,000-square-foot beach club that will house a pool and kayak launch in addition to a bar and lounge and workout facilities. The developer hopes to finish the beach club construction by September 2015.

Also on the construction stage is a marina, the features of which could include 60 boat slips, a dining venue and retail space of as much as 30,000 square feet. The marina is intended as business venture separate from Harbour Isle, but its slips and other amenities will be available to the residents in the community.

Brisk home sales

The strong demand for new homes prompted the acceleration of the development at Harbour Isle. Minto Homes said it has already posted over 200 sales in this 220-acre community programmed for 686 homes at build out.

Minto has begun moving residents into its Edgewater Walk neighborhood at Harbour Isle and has finished development of its Mangrove Walk phase. A 38-acre lake separates these two Harbor Isle neighborhoods. Minto offers more than a dozen coach home designs at Harbour Isle which is located on the western side of Perico Island off Bradenton. These homes range in size from 1,621 square feet up to nearly 3,000 square feet, with prices starting from $400s and topping at the $900s range.

Lakewood Ranch-based homebuilder Pat Neal is the only other developer which owns property at Harbour Isle on Anna Maria Sound. Consisting of about 40 acres at the western edge of Minto’s property, this Perico land parcel is planned for the Neal family’s private homes.

Perico Island options

Several resale properties can be found around Harbour Isle at Perico Island. Typically, the listings of Sarasota homes for sale in this area feature condo/villa residences priced in the $100s and the $200s.

At the gated Perico Bay Club,the MLS of Sarasota homes for sale often times carry listings in the high $100s price range. Typically,these are two-bedroom residences with floor areas ranging from 1,100 to 1,500 square feet.

At the Perico Island Patio homes, the typical units available have floor plans of around 2,500 square feet, three bedrooms and asking prices in the high $200s. The amenities in this community include a clubhouse with a large pool, a gym and tennis courts. The pristine beaches of Anna Maria Island and the refreshing attractions of Robinson Nature Preserve are also just a few minutes’ drive away.
