SARASOTA, FLORIDA, December 23rd, 2013 – Residential buyers who have newly built model homes as priority in their choices are likely to have wider options in communities being developed by the well-capitalized homebuilders, Sarasota Bay Real Estate, reports.
The realty firm notes that not too many homebuilders currently have the financial strength to build speculative or model homes for prospective buyers to inspect. It adds that banks and other lending institutions are still wary about extending loans to homebuilders, especially on homes to be built without a buyer lined up. Many of these lenders are still smarting from their experience of the past real estate boom when they, along with their borrowers, were seriously saddled with unsold home inventory when the market crashed.
In Sarasota, Red Hawk Reserve is one development where prospective buyers can have their fill of choosing from model homes. Its developer, after all, is DR Horton which is reputed as the largest American homebuilder with a market capitalization of about $6 billion.
DR Horton has 12 spec homes set at Red Hawk Reserve, all of which are being constructed at a new road in the community, Soaring Eagle Way. Two of these are now listed for sale at prices in the $500s. The square footage of their floor plans is in the 3,000-plus range.
Older builds in this community can be as attractive as these new offerings. Sarasota Bay Real Estate notes one new Red Hawk Reserve listing, for instance, that is priced in the high $400s at nearly the same floor-plan scheme. This particular home was built in 2010 and designed with four bedrooms and three baths.
Another newly listed Red Hawk Reserve property, offered in the high $500s, likewise looks as competitively priced as the DR Horton spec homes. Constructed in 2011, this residence has a floor area approaching 4,000 square feet and features five bedrooms and four baths.
Only about a dozen resale homes at Red Hawk Reserve are currently listed at the MLS of Sarasota homes for sale. Of these listings, five already have contracts and their deals are pending.
DR Horton has already constructed and sold some 70 homes in this community which is programmed for 150 residences. Compared to nearby master-planned developments, Red Hawk Reserve has fewer amenities.
However, its serene natural environment and superb location more than make up for the comparatively few community facilities. This subdivision is just right across Clark Road and enjoys proximity to Twin Lakes Park where soccer and baseball fields are available to local residents. Transit to and from various points of interest in the Sarasota-Bradenton area is also convenient as Interstate 75 is just a short distance west of this community.
Aspiring buyers will be pleased to note that no CDD (community district development) fees are charged in Red Hawk Reserve. The auto gate security system of the neighborhood also had a recent upgrade.
The superior schools in its locality likewise make this neighborhood an ideal choice for young families. Among these nearby learning institutions are Sarasota Middle School, Riverview High, and Lakeview Elementary.
