SARASOTA, FLORIDA, December 6, 2017 – Market activity in the Riverview Boulevard neighborhoods has picked up momentum recently, with a new crop of buyers entering this historic district of Bradenton, some local realtors observed.

This wave of new residents include baby boomers who decided to shift their retirement homes from the keys to the equally laid-back life along the Manatee River. Bradenton property brokers noted that these folks are fleeing from the bothersome traffic in their erstwhile home choice and have instead turned to the close-knit residential neighborhoods of the Riverview area.

A “West of the Trail” Version

This slice of Bradenton covers communities north of Manatee Avenue, an area that local realtors tout as their version of Sarasota’s upscale “West of the Trail” neighborhoods. The most prominent amongst these Bradenton subdivisions are those along Riverview Boulevard westward towards the coast.

The dwellings in these choice communities range from vintage 1950s residences to recent builds that are all classic embodiments of upper-middle-class Bradenton homes for sale. These residences occupy spacious lots with verdant lawns, and many of them are on the water. With their backyard either close to the Manatee River or adjacent to one of the area’s many canals, inlets and bayous, the Bradenton homes for sale in this area are well-suited for the boaters’ lifestyle.

The current top listings of Bradenton homes for sale include a five-bedroom waterfront residence at Warner’s with a floor plan of 6,180 square feet listed in early 2017 for close to $3.2 million. A vintage 1930s residence, this sales listing flaunts a 3.63-acre home site and features a boat dock, a private pool and tennis court.

At the easier price point of the mid-$500s, the Bayou Harbor neighborhood near Warner’s Bayou offers a new sales listing which has a floor plan of about 2,200 square feet featuring three bedrooms, three baths and a half bath.

Bayou Harbor sales have been upbeat in recent months, reflecting the vibrant real estate market around Bradenton’s Riverview Boulevard. Since the start of this year, there were about 10 sales notched in this neighborhood for residences having floor areas of between 1,040 and 2,100 square feet priced from the upper $100s up to high $200s.

The amenities available around Riverview Boulevard help further drive market interest in this area. A prestigious private school, Saint Stephen’s Episcopal, is within this locality. Moreover, several commercial centers are conveniently accessible just south along the stretch of the Manatee Avenue.

This road corridor, as well as Riverview Boulevard, facilitates easy access to more life and leisure choices at downtown Bradenton. Notably, the city center is currently undergoing some major improvements which should contribute some more to the rising market activity on homes for sale around Riverview.
