Home Sales Gain Steam at Rosedale Corridor


 

SARASOTA, FLORIDA, March 27th, 2017 – Recent market activity has picked up significantly at Rosedale Golf & Country Club where some 16 sales have been posted since January and five newly completed spec homes sales-listed just this March.

These new listings are all located in the second-phase add of this golf community in the north Lakewood Ranch area. Their home sites are part of the gated neighborhood, the Links at Rosedale, just off the southwest corner of 44th Avenue East and Lakewood Ranch Boulevard.

Priced from around the $300s up to the $400s, these residences were built in 2016 featuring two bedrooms within floor areas of about 1,600 to 1,960 square feet. National homebuilder Lennar, which last year acquired WCI Communities and its interests in Rosedale, is also girding to launch its Grand Villas in the Links. Its plans call for one- and two-story homes with floor areas ranging from 1,822 to 3,010 square feet designed with two to three bedrooms.

Infrastructure developments set nearby are helping drive homebuilding activity and market interest in the Rosedale area. Future major roadways in this locality are being carved north of State Road 70 and east of Lorraine Road.

The projects either underway or in the pipeline for this locality include extensions of 44th Avenue East and Rangeland Parkway as well as the build-out of Uihlein Road. These infrastructure initiatives are all under the aegis of the Lakewood Ranch Stewardship District, a governing body to fund, construct, and maintain developer-controlled infrastructure.

The Stewardship District’s moves are in anticipation of still more communities and subdivisions rising in this locality wherein major developments, like Esplanade at Lakewood Ranch, are already well underway. As an indication of the local homebuilding scenario in the years ahead, Lakewood Ranch developer Schroeder Manatee Ranch (SMR) already has approvals for around 7,200 planned residential units. SMR, in addition, still has approximately 4,500 acres of developable lands this side of Manatee County.

Neal Is Apace at Indigo

Besides Lennar and its footprint at the Links at Rosedale, Neal Communities is another builder which has a heads-up on the market tailwinds in this east Manatee area. The Indigo community which Neal launched in 2015 also off 44th Avenue East has also been well received on the market with sales of about 20 residences last year.

Buying interest is as sharp at Central Park, another Neal development which broke ground in 2005off the corridor of 44th Avenue East. Some 20 homes were sold in this community last year with both new builds and resale properties in the mix. The price points of Central Park homes for sale are in the $200s‒$500s range as quoted for residences with floor areas from about 1,200 square feet up to approximately 3,300 square feet.

At Indigo, the home designs have floor plans of between 1,400 and 3,000 square feet, featuring two to four bedrooms. Current listings in this community are priced from the $300s up to the $500s. Designed as an active lifestyle community, Indigo features various recreational facilities including a club room, cafe kitchen, swimming pool and spa, fitness center, and pickle ball and bocce ball courts.
