SARASOTA, FLORIDA, April 27th, 2017 – Construction of new homes has stepped up at Esplanade Golf & Country Club at Lakewood Ranch, with its builder-developer Taylor Morrison apparently egged on by recent strong sales of new builds in golf communities within the LWR master development.
Turnover of Lakewood Ranch homes for sale were brisk within the Esplanade community itself which opened its Wellness Center in June last year as a further stimulus to buyers. One of this center’s features is a spa with full-service salon. It also flaunts a poolside bar with outdoor dining and a sandy beach with fire pits and tiki torches.
There were 16 new builds sold in the Esplanade at LWR during the last 12 months, the MLS of Sarasota homes for sale indicates. One of the most popular amongst these new construction is Taylor Morrison’s 2,275-square-foot Lazio model designed with three bedrooms and three baths. Selling equally well is the 2,929-square-foot Palazzio in four-bedroom configurations.
These two models sold three units each recently which sure are an inspiration for their builder. Two Lazio models under construction, with asking prices in the $500s, were listed recently amongst Lakewood Ranch homes for sale.
These new Taylor Morrison market offerings were in addition to two luxury home builds that the developer completed last year and put on the market with tag prices in the $1 million range. Both are designed with three bedrooms, three baths and a half-bath within floor plans of about 3,500 square feet.
Naples-based Stock Signature Homes is likewise upbeat on the home market in Esplanade at LWR. Shortly after opening a sales center at Lakewood Ranch around mid-2016, this builder set construction of two of its models at Esplanade. These homes are expected to be completed this year and both are currently sales-listed for about $1.3 million, featuring floor areas in the 3,500‒3,700 range.
Besides Esplanade at LWR, Stock has also recently entered the homebuilding derby in Lake Club and in Collingtree of Country Club East, both also at Lakewood Ranch. It has also joined the homebuilders’ fray at another golf community, The Concession in Bradenton.
Construction activity is likewise humming in the residential properties at the Founders Club in Sarasota. London Bay Homes announced this April that it has started construction here of its latest model, the Pembrook with living space of 3,560 square feet, three bedrooms, and four full baths.
In this golf community, John Cannon home is also offering pre-construction its Mindera luxury model with a tag price of close to $2 million. This sales listing flaunts a floor area of close to 4,500 square feet designed with four bedrooms, four baths, and a half-bath, plus a three-car garage.
Another recent sales listing in the Founders Club is a Todd Johnston Homes-built residence completed in 2015. This high-end home model has a floor area of 4,153 square feet designed with four bedrooms, four baths, and a half bath. Its architecture is a combination of Mediterranean and Italian styles, illustrating the rich mix and depth of new builds currently entering the local real estate market.
