Lake Club Luxury Home Sales Pick Up


Reflecting the upbeat mood of luxury home market segment, sales activity has picked up in recent months in the upscale Lake Club community at the master-planned Lakewood Ranch development. Ownership of a dozen homes was reported to have changed hands in this community in the 12 months ended June 2014, with one sale already on the pending list.

Taking a look at the bigger picture in Sarasota, July recent months were indeed busy times for many luxury home sales agents. Forty-eight homes priced at over $1 million were reported sold by realtors in the area in July, with total value generated at close to $90 million. This compares with the 46 transactions in June valued at nearly $83 million and the 40 closed sales in June 2013 worth a total of about $70 million.

This intensified activity in the Sarasota luxury home market is also manifested in the recent entry of Murray Homes as the eighth builder in the 578-acre Lake Club. Completion of its first model home in this community, which will be built with British West Indies architectural style, is expected to be completed by the spring of 2015.

Murray Homes says its designs represent a middle ground between contemporary and traditional styles. In particular, casual elegance in an open-island style home is the hallmark for its British West Indies architectural design.

The Sarasota-based homebuilder, quite appropriately, will construct homes exclusively in the prime Staysail Court section of Lake Club. The home series that Murray Homes has designed for this charming enclave drew inspiration from the America’s Cup as well as reflects the Murray family’s British and European heritage and their passion for offshore boat racing.

Eco-friendly neighborhoods

All in all, there are three neighborhoods to consider when purchasing a home in Lake Club: the main Lake Club, The Vineyards, and The Villas at Matera. Characteristic of eco-friendly living in Lakewood Ranch, all Lake Club homes meet energy-efficiency standards which translate among other things in clean indoor air and drought-resistant landscaping.

Many high-end sales-listed residences can be found at the Lake Club main which consists of custom-built single family homes priced starting from the $800s, featuring floor plans from 2,800 square feet and up. These homes are located in lots of between one-half and one and a half acres, overlooking water or nature preserves.

Winsome home designs

The choices are as luxurious at Lake Club’s The Vineyards neighborhood, which is the domain of homebuilders Arthur Rutenberg and John Cannon Homes. Notably, a John Cannon build in this neighborhood, the Akarra II was adjudged as one of the overall winners in the recent Manatee-Sarasota Parade of Homes. This home model, with three bedrooms and a floor plan approaching 3,400 square feet, is priced starting from the $800s.

The Villas at Matera is Lake Club’s maintenance-free neighborhood consisting of 35 home sites. Luxury homebuilder London Bay Homes is offering five single family home models here at prices from the $600s up to the $900s.
