Looming Ellenton Growth Augurs Well for Manatee Home Choices


 

SARASOTA, FLORIDA, March 12th, 2014 – Growth momentum sparked by rising employment appears on the side of  Ellenton, a small community just off the northern banks of  Manatee River, a prospect which could further add to the allure of Manatee and Sarasota home choices. By the end of 2014, over 400 full-time employees are expected to be hired by Feld Entertainment in its global operations of Ringling Bros. circus and Disney on Ice which it started moving to a 47-acre site in Ellenton from Vienna, Va., early last year.

Prior to the move, the company has already been operating a production unit in Palmetto, just west of Ellenton. In 2012, it was estimated that this operation alone, which employs some 148 persons, contributed $53 million to the local economy.

The winter rehearsals for Ringling Bros. and Barnum & Bailey are likewise moving to Feld Entertainment’s Ellenton global headquarters from Tampa. With this, the working population in the new Feld Entertainment global headquarters will grow to about 1,000 during  this season.The company is also gradually transferring its other rehearsals to Ellenton as well.

Economic ripples felt

Feld Entertainment’s choice of Ellenton as its global headquarters also seems to have generated ripple effects which can impact positively on Bradenton and Sarasota homes for sale. Long Range Realty Corp./North Shore Point Commercial Development has petitioned for a rezoning of a 2-acre site a short distance west of the Feld Entertainment home base.

The New York-based developer is asking that the riverfront area at 18th St. East be rezoned to a mixed development allowing the construction of a waterfront restaurant, resort or small hotel. This site was formerly approved for a café and boathouse.

Approval of the rezoning and consequent development should be a boon for the nearby Ellenton Premium Outlets. This shopping center is a local attraction with its 130 retail conduits for a wide variety of goods. Some branded items on sale here, such as those from Coach, Saks and Fifth Avenue, and Polo Ralph Lauren, are up to 70% below price tags of department stores.

New phase in Oakleaf Hammock

The brewing economic tailwinds for Ellenton haven’t escaped national homebuilder Ryland Homes. This company, which was named 2013 Builder of the Year by the Tampa Bay Builders Association, recently opened a new phase for single family homes at its Oakleaf  Hammock community in Ellenton.

For this new phase, the homebuilder is introducing an additional four floor plans measuring from 2,256 to 3,500 square feet, designed with three to five bedrooms. Prices here start at the $240s.

The gated Oakleaf  Hammock community is located in Mendoza St. just east of Interstate 75 and a short distance north of Ellenton Premium Outlets. It is a family-oriented neighborhood distinctive for its grand oaks and home sites with water views.

The current MLS of Sarasota homes for sale feature several previously owned residences in Oakleaf Hammock. The most recent among the listings is a house built in 2009 having four bedrooms and three baths within its floor area of 2,204 square feet. It has a private pool and a tag price of $294,900.
