Luxury Homes Launched at Waterside

SARASOTA, FLORIDA, April 15, 2018 – Luxury home choices were launched recently at LakeHouse Cove at Waterside in a debut that looks well-timed with the increasing presence of well-to-do homebuyers in the Sarasota real estate market.

These high-end builds were brought into the Waterside neighborhood by Lee Wetherington and Norman Homes, an independent franchise of Arthur Rutenberg Homes. Each of these builders has unveiled a pair of luxury home choices in this extension of the Lakewood Ranch master development in Sarasota.

Parade of Homes Standout

Braden Preserve

One of Lee Wetherington’s best at LakeHouse Cove is its Fairwater design which comes with a floor area of 3,866 square feet, featuring three bedrooms and three baths. This model now available for tours stamped its class in the 2018 Sarasota Manatee Parade of Homes where it emerged as best overall in its category, after having been adjudged best in curb appeal, floor plan, kitchen, master suite and architectural detail.

Equally impressive is this builder’s completed Nautica model at Lakehouse Cove, which offers three bedrooms and four baths within its floor space of 3,231 square feet. Pricing of the Lee Wetherington builds at LakeHouse Cove is quoted at between $1.2 million and $1.8 million.

Winsome Contemporary Home

Nelson Homes, for its part, is also ready to impress prospective buyers of luxury Sarasota homes for sale with its Laguna model at LakeHouse Cove. Priced at $2.285 million, this build is a two-story standout with a contemporary design which too won the nod of judges in the 2018 Parade of Homes. This design was named as best overall in its category, having been favored as best in curb appeal, floor plan, master suite, architectural detail, and kitchen.

As an option, Nelson Homes has its Avila model at LakeHouse Cove, which is priced at $1.428 million.  Its architecture is of West Indies style and features three bedrooms and three baths, plus a den/office.

An Auspicious Debut

These picks on luxury homes at LakeHouse Cove come at an auspicious time when the high-end housing segment in Sarasota is on a roll. In 2017, sales of local residences priced from $1 million and up rose by 24.4 percent, outpacing the total market turnover of just 1.1 percent last year.

A recent industry study likewise indicated a hefty gain in prices of Sarasota homes in the luxury bracket during the 2017 fourth quarter. This analysis showed an average price of $2.541 million for high-end Sarasota residences during the last three months of 2017, up 45.6 percent from a year earlier.

This remarkable increase put Sarasota atop the biggest gainers price-wise in the luxury home markets of the U.S. As encouraging particularly for luxury home sellers, industry data gathered in January-February 2018 suggest that Sarasota continues to be a hotspot for the wealthiest of home hunters.

Sales Outperform Market

Willowbrook

January sales of Sarasota residences priced from $1 million and over rose by 22 percent, which compares with 9.5 percent increase in the market’s overall sales for the month. Again in February, Sarasota’s luxury home segment outshone the overall market performance with a 17.2 percent uptick versus a 9.8 percent gain in total sales.

Industry analysts attribute the current uptrend in the luxury housing sector in general to the recent record performance of the U.S. stock market. This bullish trend, they note, has provided the confidence for high-end homebuyers to engage the market, thus benefitting prime residential properties such as those now available at LakeHouse Cove.
