Market Pick-up Looms at Bradenton’s Village Green


Expect market activity to notch up higher at Village Green located in West Bradenton towards Palma Sola Bay. Around May-June 2015, some 10 new listings of pre-owned residences in this community have been added in the MLS of Bradenton homes for sale.

The spurt in market offerings here appears encouraged by the Bradenton government officials’ recent approval of the development of the former golf course adjacent to the residential community. Closed in 2004, the 42-acre executive golf links have been overgrown with weeds, becoming an eyesore which to a certain extent dampened property values and market interest in Bradenton homes for sale in the area.

The outlook for the Village Green community, indeed, has now grown brighter with Bradenton officials giving the green light for Mirabella, an active adult lifestyle community to be developed in the former golf course. Its developer, the international housing company LAGOinvest, plans 160 home sites for this new community.

Two new home models in Mirabella are under construction and are set to be completed this June as one of the showcases during Mirabella’s grand opening set for the month. LAGOinvest’s website indicates that the residences in this new community will have energy-efficient features and measure between 1,500 and 1,800 square feet, good for two to three bedrooms. Prices of these homes are yet to be announced, and hence, those interested in this new community needs the services of an expert realtor privy to local developments.

Various amenities are on the drawing boards to enable onsite recreational activities for the residents. These planned facilities include a clubhouse, swimming pool, fitness center and dog park. An onsite activities director will be hired to plan parties, special events and outings for the residents. The maintenance of the common areas and roads within the subdivision will be covered by a homeowners’ association fee, while the city of Bradenton will maintain the subdivision’s utilities.

Resale homes’ price points

Most residents of Village Green are optimistic that Mirabella will complement well with their community which consists of more than 1,000 homes in varying residential styles. This community has 576 single family homes with floor plans ranging from 1,400 to 2,200 square feet. A four-bedroom home with a floor area of 2,133 square feet, which was listed in May 2015 among Bradenton homes for sale, carries a tag price in the low $200s.

Recent quotes are as attractive for the villa-style condominiums also developed in Village Green. A 1,913-square-foot, two-bedroom unit, which was also sales-listed in May, is likewise priced in the low $200s. Notably, the community’s condo units are under 12 separate management sections, each with its own association and set of rules. Many of these condo neighborhoods have their own community swimming pools and weekly happy-hour socials.

Besides the new push given by the Mirabella project, Bradenton homes for sale at Village Green draw fundamental strength from their convenient location just a short distance south of Manatee Avenue West. This area is convenient to shopping centers, dining venues, hospitals and the lifestyle delights of downtown Bradenton as well as those in Anna Maria Island.
