More Homes Set at West Villages


 

SARASOTA, FLORIDA, June 3rd, 2016 – Property developments in south Sarasota are keeping pace with other hubs of growth in the county as two more neighborhoods are rising at the master-planned West Villages, both of which are under the banner of Toronto-based Mattamy Homes.

These two developments are located off of U.S. 41 adjacent to each other in the northern end of West Villages. One of these neighborhoods, The Renaissance, which broke ground in December 2015, is planned for some 600 homes within its 245-acre site west of River Road and the Myakka River. Designed as a gated community, it will offer a choice from amongst several authorized homebuilders for the property. Its entrance is located off of US 41 and the West Villages Parkway.

The amenities set for this neighborhood include a clubhouse and a swimming pool. And there’s more. The community’s blueprint also features a 32-acre public park with a covered pavilion. Also set in addition are walking trails, benches, water features, an area for bird watching, and a dog park with separate fenced sections for small and large canines.

For prospective buyers of Sarasota homes for sale on large lots, Mattamy is developing The Preserve at the West Villages right across north of The Renaissance. It will also rise as a gated neighborhood but will be comprised of just 108 homes designed with floor plans ranging from 2,100 to 3,200 square feet.

A commercial development, The Marketplace at Coastamar, is also in the works in the West Villages area. Its developer, Main Street Ranchlands has partnered with the Sembler Company for this venture envisioned as a shopping, dining and entertainment center planned to open by 2018. A medical and wellness complex of the Sarasota Memorial Hospital has also been proposed in this locality which is also home to the State College of Florida‒Venice campus.

A 100‒150 acre property adjacent to this school is currently being considered as the Sarasota site of the proposed spring training camp of the Atlanta Braves. State-of-the-art training facilities, which include practice fields and a 7,500-seat stadium, are on the negotiating table for this site. The Braves’ choice for its spring training destination is now down between Sarasota and Palm Beach, with the ball club terminating negotiations with Collier County in May 2016.

A Major Market for New Homes

The Renaissance and The Preserves at the West Villages join several other existing neighborhoods in this master development, two of which are the premier communities of Islandwalk and Gran Paradiso. Sales of over 700 new home builds annually, accounting for more than 40 percent of new homes sold in Sarasota County, have been estimated for the West Villages neighborhoods. Their area’s primary appeal is in the family and pre-retiree/retiree market with high disposable income.

At Islandwalk, listings of Sarasota homes for sale start around the mid-$200s and top at the $400s for homes with floor plans of between 1,400 and 2,500 square feet designed with two to four bedrooms. Larger choices are available at the Gran Paradiso wherein most sales-listed properties are priced in the $300s‒$500s range, featuring three to five bedrooms within floor areas of about 1,900 square feet up to 3,800 square feet.
