More Roofs Eyed in Lakewood Ranch


 

SARASOTA, FLORIDA, March 7, 2018 – National builders Lennar Corp. and Taylor Morrison are poised to further expand their footprints in Lakewood Ranch via a proposed project just adjacent to their existing communities in the master development.

A total of 3,262 homes is what Schroeder-Manatee Ranch (SMR), developer of Lakewood Ranch, seeks for approval of the Manatee County Government in the planned project site east of Lorraine Road and north of State Road 70. A rezoning of the area would have to be approved as this acreage historically has been set for pastures and other agricultural uses.

New Foodies' Destination

Single-family detached and attached housing as well as multifamily homes are proposed for project eyed north of the Premier Sports Campus and Lakewood Ranch Post Office on 5910 Post Boulevard. Lennar’s slice of the project consisting of 545 acres is due north of these two facilities and south of the 44th Avenue extension. Towards southeast are Lennar’s new homes for sale at Lakewood National.

Lennar’s planned community, called The Woodlands at Lakewood Ranch, shall consist of 1,500 homes, and its development will be implemented in two phases. Three nearby roads would serve its future residents—Uihlein Road, 44th Avenue East, and an extended Rangeland Parkway.

New Golf Community

Taylor Morrison, for its part, shall build 1,750 residences on 991.8 acres located just south of State Road 64 East. This yet unnamed community would include a golf course and preserve 25 percent of its acreage as open space. Its access on the east would be via Uihlein Road and along 44th Avenue extension to the south.

This planned Taylor Morrison development is notably just east of this builder’s Esplanade Golf & Country Club at Lakewood Ranch. Now on the third phase of its development, this golf community has several new listings moving towards this March. These residences are attractively priced in the $200s, featuring floor areas of 1,616 square feet and marked for completion this 2018.

Other current buying opportunities nearby are those at the Waterbury Tracts community which spills eastward from Lakewood Ranch to Myakka City. Most sales listings here are spacious, ranch-style homes on large lots priced from around the high $200s up to $1.6 million. Equestrienne properties and acreage on the Manatee River are likewise available at Waterbury Tracts.

East Manatee’s Growth

SMR’s new project reaffirms the booming growth in east Manatee County and provides focus on the local government’s various initiatives to stimulate and nurture progress in this locality. One of these is the county’s recent purchase of the Premier Sports Campus for use as a county park.

Another major stimulus to growth in East County is the Fort Hamer Bridge which opened last year. This span serves as a new north‒south gateway, helping ease local vehicular traffic and thus providing more convenient access to the area’s various points of interest. Incidentally, this new bridge has been ranked as No.7 on Roads & Bridges magazine’s Top 10 awards on the 2017 projects in North America, a citation that should inspire more undertakings which redound to the benefit of local residents.
