New Home Building Revs Up in North Venice, Are You Ready?


 

SARASOTA, FLORIDA, September 16th, 2016 – It looks like a growing number of prospective buyers of Sarasota homes for sale and their agents would be making a bee line to North Venice, particularly to this area’s newest hotspot of residential developments—the Laurel Road/ Jacaranda Boulevard corridor.

Much of the market interest in this locality is riveted on Toscana Isles, a Mediterranean-style gated community the marketing for which opened early 2016. Sales so far in this new development by national homebuilder D.R. Horton are already nearing 30 residences.

More deals can be expected to be closed moving forward as a second decorated Toscana Isles home model has been completed and opened for showing recently. Three renditions of this home design were listed amongst Sarasota homes for sale end-August with a tag price in the $300s‒$400s range.

Called Edison, this new decorated model features a living area of 1,983 square feet designed with three bedrooms and two baths. It has an option for either a two-car or three-car garage. A den and a great room adjoining an open kitchen and dining room leading to a lanai are the other highlights of the Edison.

Golf Community Builds Out

Homebuilding has likewise picked up just east of Toscana Isles at Phase 5 of the well-established Venetian Golf & River Club which is now almost at build-out. Two newly built residences were recently sales-listed in this westernmost neighborhood of the golf community. This pair, both priced in the high $300s, offers an option in either a two- or three-bedroom design within a floor area of about 2,000 square feet.

At the northeastern end of Venetian Golf and River Club, searchers of Sarasota homes for sale can also find newly built, competitively priced carriage homes. Designed like single family residences, they feature floor areas of nearly 2,400 square feet with three bedrooms and two baths. Resale units are also available in this charming maintenance-free neighborhood with either preserve or water views. These pre-owned residences have floor plans of about 1,800 square feet and asking prices in the $200s.

The Woods of Venice Next

Milano, a new property development by Neal Communities just east of Jacaranda Boulevard, is another market driver to Sarasota homes for sale in North Venice. Set for 969 homes within a 969-acre site south of Laurel Road, this community will offer choices of residences with floor plans of between 1,407 and 2,244 square feet designed with two to four bedrooms and priced starting at the low $200s.

Besides Milano, Neal likewise plans a 250-home community called The Woods of Venice on a 151-acre site farther east of Jacaranda at Jackson and Border Road. The Lakewood-ranch based homebuilder has already obtained approval from the Venice City Council for this project.

Market-watchers are also keenly following how the recent sales listing of a 301.14-acre North Venice parcel priced at $24.3 million will eventually pan out. Located off Interstate 75 between Laurel Road and Border Road, this property is zoned for residential and mixed-use development. It has entitlements for up to 225,000 square feet of commercial space and 1,799 residential units. Pursuit of such developments should surely fortify North Venice’s claim as one of the fastest growing areas of the Southwest Florida region.
