New School, Road Extension Boost North Parrish Homes for Sale


 

SARASOTA, FLORIDA, September 18, 2017 – Market interest on homes for sale in Parrish is poised to step up further particularly those in its northern communities like Copperstone, Lakeside Preserve and Lexington.

Two looming developments could help pump up real estate buying and selling in this north Parrish area. One of these is the new school under construction on the southeast corner of Erie and Martha Roads, which has been officially named as North River High.

This new school comes at a time when the Palmetto High, which also serves Parrish, is already exceeding capacity and another high school north of the Manatee River has become an urgency. North River High, rising at a cost $80 million on a 98-acre site, is set to be completed August 2019.

Another development which could perk up north Parish homes for sale is a proposal to move up the planned extension of Fort Hamer Road to 2018 and 2019. This road project extending Fort Hamer from U.S. 301 to Erie Road is currently budgeted for $13 million. Funding for its design has been allocated in fiscal year 2022 with the budget’s balance coming in 2023 and 2024.

Neal Communities, which has several new communities in the pipeline in Parrish, proposed that the Fort Hamer Road project be accelerated, calling the extension a “missing link” of a new north–south thoroughfare in Manatee County. Significantly, Fort Hamer Bridge on the south end of the road opens to traffic this September, thereby creating a new route linking Parrish with Lakewood Ranch and Sarasota County.

Accelerating the Fort Hamer extension project likewise augurs well with the opening of the North River High School in 2019. Currently, the area around the school mostly has narrow roads with mere ditches and no sidewalks.
