New Venice Park Seen Adding Luster to Legacy Trail Properties


 

SARASOTA, FLORIDA, September, 25, 2013 – Legacy Trail, a 10.6-mile public recreational pathway which opened in 2008, promises to add more value not only to the properties it traverses but also to the community at large in both Sarasota and Venice. Sarasota Bay Real Estate notes that appreciable benefits could be derived in a $1.5-million project that has been set in motion this August to establish a Legacy Park at the southern Venice end of the trail.

Significantly, plans are also afoot to extend the trail, a historic former railroad track, northward to Payne Park and eventually to the downtown Sarasota area. This would thereby extend its length to a total of 18.6 miles. Southward, those taking the Legacy Trail can access the heart of Venice through its link with the extensive Venice Waterway Park.

The planned Legacy Park will occupy a former industrial area of about 10 acres adjacent to the historic Venice Train Depot which is also being utilized as a Sarasota County Area Transit station. The park’s development is set to start this December and its features are expected to draw intensified interest not only from walkers and cyclists but also outdoor enthusiasts.

Facilities for diverse interests

Since 2008, Venice city officials have been working with their Sarasota County counterparts for a facility that would complement the nearby county-owned park close to the Intracoastal Waterway. In addition to the Legacy Trail, this area is also noted for a historic caboose, picnic facilities, and a boat ramp.

The park’s planned features include an observation platform overlooking the nearby creek, a scenic looping trail, and a covered playground designed with a train theme. Also on the drawing boards are a demonstration garden, a bandshell, a spacious lawn for multi-purpose events, picnic pavilions, and parking spaces.

Under the Sarasota County plans, the Seminole Gulf Railway tracks’ pending further abandonment will pave the way for the extension of the Legacy Trail beyond its current northern terminus at Palmer Ranch. This will allow an additional 8 miles of extension to the trail, reaching just south of Fruitville Road and thus connecting it with Payne Park. A connecting bike path planned along Alderman Street will link the trail to downtown Sarasota.

Some glimpses of residential opportunities

The Villas at Deer Creek is one neighborhood in Palmer Ranch with easy access to the Legacy Trail. The MLS of Sarasota homes for sale currently lists an available residence here with a floor area of about 1,500 square feet designed with two bedrooms and priced around the mid-$200s.

Going southward toward Venice, the community of Pines Ranch at Osprey has several sales-listed properties likewise priced at approximately the same level. One new listing here is a more spacious choice with its floor plan of nearly 2,100 square feet, featuring three bedrooms and two baths. For a more upscale choice, this neighborhood has an available residence having a floor plan of almost 3,100 square feet, designed with three bedrooms and offered at a quoted price of just a shade under the $700s.
