Parrish Hotspots Sizzle as North River Ranch Plan Moves Forward


 

SARASOTA, FLORIDA, April 4, 2019 – Add Morgan’s Glen to the upcoming new residential communities reshaping the historic village of Parrish in north Manatee County. This subdivision, a project of Neal Land Ventures, is the first of four phases in the larger master plan of North River Ranch.

Already recommended for approval by county planners, Morgan’s Glen is located on a 138-acre parcel on Moccasin Wallow Road. It is set for 380 residences plus 175,000 square feet of commercial space. This square footage is set on the property’s northwest corner and is reserved for neighborhood businesses, such as a grocery store or day care.

Road Extension Looms

Neal Land Ventures, in moving forward with its North River Ranch project, is likewise seeking to accelerate the extension of Fort Hamer Road from Erie Road in the north to U.S. 301 in the south. This road extension project costs $13 million and is budgeted to fiscal years 2022‒2024.

For better visibility of the commercial component of Morgan’s Glen, Neal Land seeks to cut in half its required 50-foot roadway buffer. The potential market of this planned retail hub include residents of existing communities nearby. These include Harrison Ranch, Lexington, and Forest Creek, which all currently offer a rich selection of Parrish homes for sale.

This March, the Manatee planning commission also recommended approval for Haval Farms, another development proposal of Neal Land. Larger than Morgan’s Glen, this proposed project is set for nearly 4,000 single family and multifamily homes and commercial space of 82,000 square feet.

The Haval Farms project is planned on a 1,295.5-acre site off west of U.S. 301, north of Moccasin Wallow Road, and south of Buckeye Road. In a related move, the planning commission revised plans for the Villages of Amazon South, a project adjacent south of Haval Farms. A 171-acre slice of this project of Neal Communities will instead go into the Haval Farms plan.

Big Guns in the Wings

Notably, ground has already been broken on a part of North River Ranch and Amazon South early last year. Neal Communities has also announced that it already has sales to several homebuilders including D.R. Horton and its brands D.R. Horton Freedom and D.R. Horton Express. Land clearing for D.R. Horton has since started, and this national builder has set up billboard advertising for its new neighborhood, Bella Lago, in North River Ranch.

Besides Morgan’s Glen, Haval Farms, and North River Ranch, several other real estate developments are either underway or in the pipeline at the vicinity of Moccasin Wallow Road. Significantly, the projects set in this road corridor and its periphery are poised to stimulate market attention not only in Parrish homes for sale, such as those in Copperstone and Regency Oaks. Nearby communities in Ellenton, like Fairways of Imperial Lakewood, stand to gain some benefits as well.

The closest to these neighborhoods is the new commercial center, Gateway Commons. Its site south of Moccasin Wallow Road is just east of Interstate 75. The commercial and retail spaces of Gateway Commons total 139,000 square feet. A Publix supermarket takes the first building which is now under construction and surely can add some more zip on Parrish homes for sale along the Moccasin Wallow Corridor.
