Payne Park Village Comes Knocking on the Market


 

SARASOTA, FLORIDA, May 10, 2018 – David Weekley Homes has started its marketing efforts for Payne Park Village east of downtown, just one of several projects that this Houston-based builder is pursuing in the Sarasota area.

Site development is already well underway at this community’s 9.6-acre parcel off School Avenue, which now looms as a potent search destination for Sarasota homes for sale. David Weekley, which is touted as the largest privately owned builder in the U.S., got city approval in May 2017 to build 135 residential units in this acreage adjacent to the popular Payne Park.

This builder’s website pitches the builds coming soon in this community as villas, garden homes and city homes, while also promoting the neighborhood’s residences as Parkside at Payne Park Village. The approval which the city granted to the builder last year indicated that this community’s residences will consist of attached multifamily units in three- to four-story buildings plus a selection of single family homes.

David Weekley has yet to disclose square footages, specific designs, and pricing for its Payne Park Village builds. After getting city approval last year, it estimated though that the price points of the community’s housing mix would be in the $300s–$500s range.

Neighborhood Perks

David Weekley Homes envisions Payne Park Village as a neighborhood which offers luxury, low-maintenance living. It also banks on its proximity to the 29-acre Payne Park with various recreational facilities and extensive green spaces. Inside the Village, an amenity center and community pool will be provided to its future residents.

In January this year, David Weekley Homes awarded the management operations for Payne Park Village to Melrose Corporation. This Orlando-based company will to provide full-service property and lifestyle amenities management for the Village. Its responsibility areas include supervision of HOA meetings and owner‒resident relations.

Sister Projects on the Sarasota Market

Reserve at Honore

David Weekley’s Payne Park Village venture follows this builder’s launch last year of the small neighborhood of Reserve at Honore which is platted for just 19 lots. These 50-foot wide home sites are located at Honore Avenue and Proctor Road in Sarasota’s Bee Ridge area just west of Interstate 75.

Six David Weekley designs of one- and two-story homes are offered in the Reserve at Honore, featuring floor plans ranging from 2,084 to 3,065 square feet designed with three to five bedrooms. These builds’ price quotes are in the $300s and the $400s.

In 2017, David Weekley Homes also started selling at the Enclave at Laurel Park located on South Pineapple Avenue a short distance west of this builder’s Payne Park Village project. The Enclave at Laurel Park is comprised of a selection of townhomes and luxury single family homes.

Higher-end Pricing

David Weekley’s townhomes at historic Laurel Park consist of 17 energy-efficient units with living areas from 2,377 to 2,403 square feet. These low-maintenance residences are housed in three-story townhouse buildings, with each unit designed with three bedrooms and priced starting from the high $600s.

David Weekley has likewise set in the Enclave at Laurel Park three farmhouse-style single-family homes priced starting from $1.3 million. Their floor plans range from 2,800 square feet to 3,000 square feet, with each featuring four bedrooms, four full baths, a half bath, a farm-style kitchen, and a rustic, upstairs retreat and study. These builds likewise include a swimming pool, an outdoor kitchen, and a two-car garage.
