Population Growth Spurs More Homebuilding Projects


 

SARASOTA, FLORIDA, April 4, 2018 – Amidst significant growth of population in Manatee County, local residential development continues to step up with two more projects lined up recently—one in Parrish and another in the northern part of Lakewood Ranch.

The Parrish project, called Coventry Park, is a planned development by Woodlands of Manatee LLC on a 105-acre site west of Erie Road. This location is just some 800 feet southwest of this road’s intersection with 69th Street East, and it abuts several communities with MLS listings of both pre-owned and newly built Parrish homes for sale.

The Woodlands of Manatee’s plan is actually a reboot of a project which the county approved in 2009 for a 256-home community on the same acreage which was formerly a golf course. The project now calls for lesser density at 170 semi-attached and detached single-family dwellings.

Whereas before Coventry Park has no indicated age restriction, it is now set as a gated community development for residents age 55 and over. Its new blueprint also provides for 70 percent open space and no impacts on the property’s 44.69-acre wetlands.

Esplanade Neighbor: Cresswind

South in Lakewood Ranch, its master developer Schroeder-Manatee Ranch (SMR) is securing final county approval for a new community, Cresswind, initially set for a mix of 651 semi-detached and detached single family homes. This project is planned on a 249.5-acre parcel at 5010 Uihlein Road, approximately 1.5 miles north of State Road 70 and 1.3 miles south of State Road 64.

Included in Cresswind’s plan is a 5.2-acre recreational center with a clubhouse, fitness center, pool, and sport courts. One road connection laid out for the community is Rangeland Parkway which traverses the nearby golf community of Esplanade, a popular buying destination for Lakewood Ranch homes for sale. Cresswind’s blueprint also sets a landscaped main street 70 feet wide and with the design of major community roads resembling linear parks.

Cresswind’s site is in the northeast Lakewood Ranch territory where SMR earlier announced plans for a total of 3,262 homes subject to county approval. Two national builders—Taylor Morrison and Lennar, both already with established communities nearby—are being tapped for this major undertaking in east Manatee.

By the Numbers

SMR’s plans appear well attuned with the dramatic population growth of Manatee County in recent years. Based on U.S. Census data gathered between 2010 and 2017, Manatee County counted as the 44th fastest growing county in the U.S., with an average population growth rate of 19.4 percent during those seven years. State-wide, this rate puts Manatee as the sixth fastest growing county.

In the seven-year U.S. Census figures, the population of Manatee was estimated to have risen by an estimated 10,000 residents to a total of 385,571. The government data further showed 1,279 international migrations and 9,219 domestic migrations into the county during that time span.

Significantly, the latest U.S. Census population tally already exceeds the low projection by the Bureau of Economic and Business Research of over 368,000 for Manatee by 2020. The bureau’s high estimate is at 405,100 for the county by that year, a level likely to be reached and provide strong tailwinds to the local housing market.
