Pulte Homes Active in Manatee and Sarasota County


 

SARASOTA, FLORIDA, April, 16, 2013 – The Pulte Group, which reported a backlog of 1,065 units in its Florida operations as of its fourth quarter ended December 31, 2012, is now accelerating efforts to avail of the opportunities in the Sunshine State, Sarasota Bay Real Estate said.

Pulte is the developer of  Harrison Ranch located in Parrish a short distance north of Waterlefe Golf and River Club and  the River Wilderness Golf & Country Club east of Bradenton, Manatee County. Pulte announced this March that it is opening a new phase at this development, which though not as expansive as the mixed-use Lakewood Ranch or the master-planned Palmer Ranch, also offers extra-wide space in addition to views of lakes and nature preserves.

Harrison Ranch features two home series, one of which is the Reserve with a starting price just a shade under $210,000. Its floor area ranges from 2,446 to 3,476 square feet accommodating either four or five bedrooms and two or three bathrooms.  The other Harrison Ranch option is the Cove having a base price around the mid-$100s. The choices here are models having floor spaces of between 1,447 and 3,476 square feet, featuring three to five bedrooms and two to three bathrooms.

Also now offered here is Pulte’s two-story Westin plan with floor plans of approximately 2,600 square feet for up to six bedrooms. The amenities of Harrison Ranch are showcased in a 6,500-square-foot community center, media/game room, a state-of-the-art fitness center, heated junior Olympic-size swimming pool, tennis courts and children’s playground. The community has full-time lifestyle director who plans and oversees special events for the residents.

New DiVosta, Centex Communities

The Pulte Group also operates in Southwest Florida through its two units—DiVosta and Centex. DiVosta recently opened a gated community, IslandWalk at the West Villages, located off the Tamiami Trail (U.S. 41) between River Road and Jacaranda Boulevard in Venice. This new community offers nine home models to choose from at price points between the high $100s up to close to the $300s. These market offerings have floor plans from about 1,500 square feet to approximately $2,500 square feet, featuring two to three bedrooms.

Centex, on the other hand, is set to open selling at The Reserve at Crossing Creek, located at 44th Avenue East and 69th Street East in Manatee. Some eighty home sites are now being developed in this community. Manifesting the gains that the Pulte Group is achieving in Florida, Centex has already sold out its Venetian Falls project in Venice where homes were priced in the high $100s.

Residential prices starting at this range can still be had at the newly opened Riverwood in Port Charlotte, SBRE noted. This community flaunts an 18-hole golf course, a private beach club, and resort-style facilities such as a heated pool, courts for tennis, horseshoe and bocce ball, and trails for walking and biking. Centex has also opened Cypress Falls at The Woodlands, an active adult community in North Port where homes too have starting prices in the high $100s with floor areas in the 1,641–1,911-square-foot range.
